Registration transfers the deed; mutation transfers the record. Skipping it is the most common expensive mistake.

Guide

90A conversion, honestly

What land-use conversion really involves, what it costs, and why "conversion is easy here" is a warning sign.

Safety & Fraud

Measurement & Land Types

A bigha is not one thing. Neither is "agricultural land". Both mistakes are expensive.

Tools that do the work

Everything on this site is free to use, and none of it needs an account.

Nothing matched that. Try a shorter word — jamabandi, bigha, duty, fraud, solar — or tap Everything.
How to use this library: nothing here is legal, tax or investment advice. AgriZameen is an independent private platform — not a government body and not affiliated with any land-records department. Every record you read on this site or any other should be verified on the official state portal and at the local Tehsil/Patwari office before you transact. Reviewed July 2026.

SC/ST-held land — a hard stop, not a risk to price in. If the khatedar is a member of a Scheduled Caste or Scheduled Tribe and the buyer is not, Section 42 of the Rajasthan Tenancy Act, 1955 makes the sale void — and the bar cannot be cured by possession, a power of attorney, a nominee or the passage of time. Check the whole chain of title, not just the current seller. Read the full guide →
