Simple yearly figure = net gain ÷ money in at the start ÷ years. It is not a compound rate and not a forecast. Taxes on either side are not included — ask a chartered accountant.
What the numbers leave out · जो आँकड़ों में नहीं है
An FD can usually be closed in days. Land can take months to sell, sometimes longer, and the price on the day you need to sell may not be the price you hoped for. That time and uncertainty is not in any of the figures above. ज़मीन बेचने में महीनों लग सकते हैं — यह समय और अनिश्चितता ऊपर के किसी आँकड़े में नहीं है।

Why are all the boxes empty?
Because the right numbers depend on your parcel, your costs and your plans. A calculator that fills in a growth rate or a stamp-duty rate for you is making a claim it cannot stand behind.
Is the “simple yearly figure” my return?
No. It is your net gain divided by the money you put in at the start, divided by the years — a rough way to compare, not a compound rate and not a forecast.
Are taxes included?
No. Tax on land and on FD interest depends on your situation. Ask a chartered accountant.
