Learn the land business, from zero
A seven-level course on agricultural land and the property trade in Rajasthan — how land is classified, what every document says, which rules govern it, how the market prices it, and the thirteen distinct ways people earn from it. Written for someone starting with no background at all.
Seven levels, 54 lessons
सात स्तर · 54 पाठ
The order matters. Each level assumes the one before it. You cannot judge a price without reading a jamabandi, and you cannot read a jamabandi without knowing what बारानी 3 means.
- 01
Foundation — बुनियाद
The ground under everything
What land actually is, how Rajasthan classifies it, how it is measured, and who in the revenue and urban systems decides what.
0/6done - 02
The Paper — कागज़
कागज़ ही असली मालिकी है
Every document that decides whether a parcel can be sold — read column by column, in Hindi and English.
0/8done - 03
The Rules — नियम
What the state permits, and what it does not
Khatedari rights, conversion, zoning, patta, RERA, restricted land and acquisition — the legal frame every deal sits inside.
0/8done - 04
The Market — बाज़ार
How value is made and lost
Pricing, comparables, infrastructure as a demand driver, cycles, liquidity, and the checklist that tells you a parcel will not sell.
0/6done - 05
The Business Arms — धंधे के हिस्से
Thirteen ways to earn from land
Each arm on the same template: what it is, capital needed, who you work with, how money is made, what the risk is, and the first ninety days.
0/13done - 06
Becoming an Agent — एजेंट बनना
From knowing to earning
Registration, inventory, buyers, site visits, written commission terms, and running a deal from token to registry.
0/9done - 07
Income Math — कमाई का गणित
Numbers, not promises
What the work actually pays, what it costs to do, and an honest look at the years it takes — with the risks stated plainly.

Beyond the lessons
पाठों के आगे
Eight reference sections sit alongside the course. Each stands on its own — you do not need to finish a level to use them.
Document Workbench
Five annotated specimens — jamabandi, girdawari, mutation order, bhu-naksha and conversion order. Every field is tappable and explains what it means. All specimens are synthetic.
Land Encyclopaedia A–Z
280 land terms in English and Hindi, each cross-linked to the lessons and judgments that use it.
Case Law
Eight judgments that shape land transactions — holdings, why they matter, and the limits of each. Not yet reviewed by a practising advocate; every entry says so.
State Editions
How tenure, ceiling, conversion route and purchase restrictions differ across seven states. Orientations, not manuals.
Market Data
Sourced market figures, kept deliberately apart from the lessons so the curriculum does not go stale when the numbers do.
Final Assessment
36 questions drawn across all seven levels, each citing its lesson. A self-check only — not a qualification, licence or certificate, and no score is recorded.
Corrections Log
Every correction made to published content, in public — what it said, what it says now, and how it surfaced.
अकादमी — हिन्दी में
हिन्दी में प्रवेश — सातों स्तर, शब्दकोश और दस्तावेज़ों का परिचय। पाठ अभी अंग्रेज़ी में हैं।
How it works
कैसे चलेगा
Read a lesson. Every one is bilingual, with the Hindi land terms kept as they are used in the field, and opens with what you will be able to do afterwards.
Take the eight-question self-check at the end. Six or more marks the lesson complete automatically; your place is stored in this browser.
Do the “tomorrow” actions. They are deliberately small and physical — pull a record, ask a Patwari, measure a field.
From Level 5 onward, pick one business arm and work its ninety-day plan rather than sampling all thirteen.

सवाल-जवाब
Do I need any qualification to start?
No formal qualification is required to learn this material. To work as a property agent in India you generally need to register as a real estate agent under RERA in the state where you operate, and you may need a firm and GST registration depending on turnover. Level 6 covers registration in detail. Confirm current requirements with the Rajasthan RERA portal and a professional before you begin trading.
Is this course only about Rajasthan?
The documents, rules and section numbers are taught Rajasthan-first, because that is where our field experience is — the Phulera, Sambhar, Naraina and Rupangarh belt. The structure of the revenue system, the logic of title, and the business models apply across India, but section numbers, stamp duty rates and portal names differ by state. Every lesson flags where a state variation exists.
Will this course guarantee me an income?
No. Nothing here promises a commission, a profit, a return or a job. Land work depends on your market, your capital, your effort and your licensing. Level 7 shows how the arithmetic works and what the costs are so you can judge for yourself — it does not forecast what you will earn.
What does it cost?
Levels 1 to 4 — the foundation, the documents, the rules and the market — are free to read on this site. Levels 5 to 7, which cover the thirteen business models, agent operations and income arithmetic, will sit behind a paid tier. Pricing is not announced yet.
Is my progress saved?
Yes, on this device. Ticking a lesson stores it in your browser's local storage under az_academy_progress. It is not sent to us and does not follow you to another phone or browser. Clearing your browser data will clear it.
Can AgriZameen verify my land records for me?
We are an independent platform and not a government department. We can explain what a document says and what to look for, and our listings carry the documents we have seen. Legal verification before a transaction must be done through the official portals, the Tehsil or Patwari office, and a licensed advocate.
