The price question — answered honestly

We do not tell you what land "will be worth". We put three things in front of you — the DLC floor for the village, recent comparable transactions in the belt, and what the parcel's record, access and condition realistically support — with the reasoning visible, so you can argue with it. Two warnings that protect you: any pitch built on an assured return, a guaranteed appreciation multiple or a "scheme approval coming soon" is a red flag, not an opportunity; and a seller in a hurry who wants a power of attorney instead of a registered sale deed is a risk you do not need. Land is market-linked, values can stagnate or fall, and nothing here is investment advice — use the stamp duty calculator and your own CA before you commit.

What we check before a parcel reaches you

  1. Jamabandi nakal — fresh and e-signed from Apna Khata, so ownership, khatedari share and land class come from the record rather than from a seller's description.
  2. Bhu-Naksha — the khasra map from Bhu Naksha Rajasthan, matched against what is actually on the ground when we walk the boundary.
  3. Mutation (नामांतरण) trail — whether the seller's name reached the record, and whether any transfer is still process-pending.
  4. Encumbrance & रहननामा — mortgage entries, co-owner claims, and anything sitting behind a confident seller.
  5. Category & restrictions — SC/ST khatedari bars, ceiling limits, and whether you as a buyer are eligible at all.
  6. Access & approach road — a landlocked parcel with no recorded approach is a different asset from the one in the photograph.
  7. Zone check — what the notified master plan says about the land use, before anyone mentions conversion.

What we commit to — and what we will not do

We will: read the record before we show you a parcel; tell you in writing what is missing; disclose which side of a transaction engages us; walk the boundary with you; and follow the mutation through to the updated record.

We will not: promise a return, an appreciation multiple or an approval; push a power-of-attorney sale; accept cash-only structures; hide a रहननामा or a pending case; or tell you a parcel is clean when the paper says otherwise.

We are not a government body. Every record we show you stays yours to confirm on the official portal and at the Tehsil/Patwari office before any money moves.

Is there a fee to send a requirement?

No. Sending a brief, getting a shortlist and asking questions costs nothing. Any brokerage or service charge is disclosed in writing before you commit to anything, and you can stop at any point.

Can I buy agricultural land in Rajasthan if I am not a farmer?

Rules on who may hold agricultural land vary by state and by the land's category, and some parcels carry restrictions that no buyer can waive. We check eligibility against the specific parcel before it reaches your shortlist — but confirm your own position with an advocate before you commit.

Can an NRI buy agricultural land in India?

Not directly. FEMA bars NRIs and OCIs from purchasing agricultural land, though inheritance is allowed. Our NRI desk covers what is and is not possible; take professional advice before any structure.

What returns should I expect?

We do not forecast returns and you should treat anyone who does with caution. Land is market-linked; values near infrastructure corridors have historically risen in some belts and stagnated in others, and past patterns are not a promise.

How long does the whole process take?

From brief to shortlist is usually days. Registry depends on your advocate and the sub-registrar's calendar; नामांतरण afterwards typically takes longer and varies by tehsil. We follow it until your name is in the updated record.

Do you show parcels with problems?

Only with the problem written on the card. A parcel with a रहननामा entry or a pending mutation is shown as a stop with reasons, so you can decide with the same information we have.
