Buy Agricultural Land
Verified, clear-title parcels in the focus belt — Phulera, Sambhar, Naraina, the Rupangarh corridor, plus Dudu, Bichun, Nawa and Shakun
You tell us your budget, purpose (farming, farmhouse, long-horizon holding) and preferred zone; we shortlist from parcels whose records we have already pulled and checked. Every listing on our land browser carries its khasra number, area, land type and verification status — nothing is listed on a promise.
- Shortlist matched to budget and purpose, with the Jamabandi and Bhu-Naksha map for each parcel
- Accompanied site visits with boundary walk against the khasra map
- DLC-rate context so you know the government floor before negotiating (estimate charges)
- Flagged issues stated openly — e.g., a रहननामा (mortgage) entry means we tell you to wait for a fresh Jamabandi, not hide it
Sell Your Land
Direct exposure to verified buyers — records first, photography and pricing done properly
We list your parcel the same way we would want to buy one: records pulled and displayed, honest photography, and a pricing discussion grounded in the DLC floor and recent activity — not wishful numbers. Buyer conversations run through us so you deal only with serious, verified interest.
- Record preparation: fresh Jamabandi, khasra map, and mutation history assembled before listing
- On-site photography and parcel write-up in English and Hindi
- Pricing strategy discussion with the government-rate context on the table
- Buyer screening and negotiation support through to registry
Land Information & Investment Advisory
Infrastructure timelines, government plans and market context — analysed for your budget
Not sure where to look? We map your budget against what is actually happening on the ground: freight-corridor activity at Phulera, reported expressway alignments, DLC-revision patterns, groundwater realities and zone-by-zone trade-offs — the same analysis behind our Focus Belt Technical Dossier and development-news tracker.
- Zone comparison for your budget across the belt, with the technical data laid out
- Infrastructure timeline review — what is built, what is under construction, what is only proposed
- Risk discussion in plain language: water, records, access, liquidity
Straight talk: this is information and analysis, not a promise. Land is market-linked — past appreciation near infrastructure is history, not a guarantee, and we are not SEBI-registered investment advisers. For financial-planning decisions, consult your own adviser.
Discuss your budget — WhatsAppLegal & Registry Support
Title search to mutation — the complete paperwork lifecycle, executed through trusted local advocates
We coordinate the legal side end-to-end: title search, sale-deed drafting, stamp-duty computation, registry at the Sub-Registrar, and the नामांतरण (mutation) that puts your name on the revenue record. The legal work itself is performed by licensed local advocates we work with regularly — we manage the process and keep you updated at each step.
- Title search and encumbrance review before any commitment
- Sale-deed drafting and stamp-duty/DLC computation (see the calculator)
- Registry-day coordination at the Sub-Registrar office
- Mutation follow-through until the fresh Jamabandi shows your name (how mutation works)
Site Visits & Shortlisting
See the ground before you decide — accompanied, mapped, and documented
We arrange and accompany site visits across the belt, walking each boundary against the Bhu-Naksha map so what you see is what the record says. Visits are documented with geo-tagged photos and video, so family members who could not travel can review everything.
- Route-planned multi-parcel visit days
- Boundary walk with the khasra map in hand
- Geo-tagged photo/video record shared with you the same day
Verification & Due-Diligence
The fifteen minutes of checking that prevents years of pain — done professionally
Already found a parcel elsewhere? We run the full record check on it: Jamabandi ownership and shares, रहननामा/litigation entries, khasra-map match, land-type, DLC context and mutation history — the discipline our own fraud red-flags guide and document decoder teach, executed for you.
Boundary Wall & Fencing
Secure the land the week you own it
Encroachment risk drops sharply once a boundary exists. Our local teams execute boundary walls, pillar-and-wire fencing and gates — with a written quote first and geo-tagged progress updates as the work runs.
- Demarcation against the khasra map before construction
- Written itemised quote; no surprise additions
- Photo/video progress updates until handover
End-to-End Development — Farmhouse, Farm, Solar, Greenhouse & Water
One team from bare parcel to working asset — design, rules, quotes and execution under our written-quote, geo-tagged-update discipline
🏡 Farmhouse, end to end. Concept and layout, applicable-rules check first (farmhouse construction on agricultural land carries conditions; where the plan needs it, §90A/90B conversion comes before concrete), then design-to-build coordination with local teams — foundation to finish, with photo/video updates at every stage.
🌾 Farm & agriculture setup. Soil and water testing, land levelling and बारानी-to-productive planning, crop/orchard selection suited to the belt's sandy-loam, hard-water reality, drip/micro-irrigation layout, and first-season handholding.
☀️ Solar setup. Rooftop or ground-mount solar for the farmhouse and pumping — sizing, vendor coordination and installation; where applicable we help you pursue schemes such as PM-KUSUM for solar pumps through the official process.
🌱 Greenhouse / polyhouse. Feasibility for protected cultivation, structure sizing, vendor quotes and erection — with the water-source question answered before the structure question.
💧 Pond & rainwater harvesting. Farm-pond siting and excavation, lined/unlined options, roof and surface rainwater harvesting, and recharge structures — in an over-exploited groundwater belt, stored water is often the highest-return "development" on the land.
📜 Land conversion (§90A/90B). Where your plan requires non-agricultural use, we coordinate the conversion application through the official Rajasthan process — documentation, fees context and follow-through. Conversion is a government decision; we prepare and pursue, the authority sanctions.
🏛️ Subsidy assistance. We help identify and apply for central/state schemes your project may fit — e.g. PM-KUSUM (solar pumps), micro-irrigation support, farm-pond and protected-cultivation schemes. Eligibility rules change and sanction always rests with the government — we assist with honest paperwork, never a promised approval. Verify every scheme on its official portal.
- Every stream starts with feasibility + a written itemised quote — no work, no charge before that
- Geo-tagged photo & video progress updates until handover
- Rules stated before work: land-use, conversion and scheme conditions in writing
Care, Records & Resale Management
For owners who live far from their land
We keep distant-owner land healthy: periodic inspection visits with geo-tagged reports, upkeep coordination, record hygiene (fresh nakal checks so no surprise entries appear), and — when the day comes — resale preparation through the same verified-listing process.
- Scheduled inspection visits with photo reports
- Record-watch: periodic Jamabandi checks for new entries
- Resale readiness: records, photography and pricing when you decide to sell
NRI Desk
Land in India, handled honestly from abroad — inside the FEMA rules, never around them
NRIs/OCIs cannot buy agricultural land in India — so our NRI Desk focuses on what the law actually allows: completing mutation of inherited land to heirs' names with geo-tagged care and record-watch, selling inherited land to resident buyers through our verified process, acquiring legally converted (§90A/90B) plots with the conversion order itself verified, supporting a resident family member's own purchase, and coordinating a proper specific POA — with everything documented in video and scans for your time zone.

How is AgriZameen paid?
Every paid service starts with a transparent written quote before any work begins — you always know the cost first. Records verification against official portals happens before any money moves in a transaction.
Do you work outside the focus belt?
Our ground teams work the Phulera–Sambhar–Naraina–Rupangarh belt and its surroundings (Dudu, Bichun, Nawa, Shakun) every week — that is where our on-site services are strongest. Our digital tools, guides and comparisons cover all 28 states.
Are you a government agency or a law firm?
Neither. AgriZameen is an independent private platform. Records are always verified on the official government portals, and legal work is executed by licensed local advocates we coordinate with.
Do you guarantee returns on land?
No — and be wary of anyone who does. We provide verified information, technical data and honest analysis; land prices are market-linked and future returns are never guaranteed.
Please note: AgriZameen is an independent, private land-information and services platform — not a government body and not affiliated with any land-records department. All records are verified on official portals (Apna Khata, Bhu-Naksha, e-Panjiyan) and must be re-confirmed by you before transacting; legal services are performed by licensed advocates; advisory is information and analysis, not SEBI-registered investment advice, and no returns are guaranteed. Farm-house construction and land-use change are subject to applicable rules including §90A/90B conversion. Reviewed July 2026.
The Land Services Desk — register, find, share, value
Four doors, one desk. Everything below feeds the same form and the same principle: you hear the honest position first — about your paper, your parcel, or your brief — before anyone talks price.
Register or list your land
अपनी ज़मीन दर्ज कराइए। Village, khasra and area — whatever you know. We read the jamabandi position at no cost, tell you the truth about the paper first, and keep the parcel on our confidential map for genuine briefs. Not a sale, no exclusivity, withdraw anytime. Full seller page →
Find land for me
Tell us purpose, size band, budget band and belt. We answer honestly whether the Phulera–Sambhar–Naraina–Rupangarh corridor can serve it — and screen record-first before any site visit. Builders and corporates: use the acquisition desk.
Valuation opinion
A realistic rate band from the DLC floor, recent belt comparables and the parcel’s record and access — reasoning shown. Not a certified valuer’s report, and never a promised price. Useful before you sell, share, settle within family, or negotiate.
After you register — the owner’s journey
Six stages, no fees, no lock-in. You can withdraw with one message at any point.
किसान से कोई शुल्क नहीं — we never charge landowners, and no price, buyer or timeline is promised.
One form for all four
Pick the purpose, tell us what you know, and send. Nothing here is binding on you.
Our commitments — in writing, to every owner
- किसान से कोई शुल्क नहीं. We never charge landowners — for registration, the record read, or an introduction.
- Registration is not a sale and carries no exclusivity. Withdraw with one message, refuse any introduction, no questions.
- Your details stay confidential. No buyer sees your name or parcel until you say yes to a specific, named brief.
- Problems come to you first. If the record shows a रहननामा, an incomplete नामांतरण or a boundary issue, you hear it before any buyer does — with what fixing it involves.
- We disclose which side engages us, in writing. If a buyer mandates us on a deal touching your parcel, you are told.
- No promises we cannot keep. No price, buyer, timeline or return is ever guaranteed — by us or anyone honest.
- Protect yourself — from anyone, including us. Never sign a power of attorney or blank paper, never take full payment in cash, never hand over originals without a receipt, and use your own advocate. Our legal & fraud help desk is free to read.
Questions owners and buyers ask
Does it cost anything to register, list or share my land?
No. Landowners never pay AgriZameen — not to register, not to be listed, not when a buyer is introduced, and not for the record read we do at the start. Our engagement terms sit on the buyer or mandate side, and whenever we are engaged by a specific party we tell you which side that is, in writing.
Is registering my land a commitment to sell?
No. Registration only puts your parcel on our confidential map so it can be screened against genuine briefs as they arrive. There is no exclusivity, no lock-in, and no obligation — you can withdraw with one message, and saying no to any introduction is always fine.
What does "find land for me" actually involve?
You tell us the purpose, size band, budget band and belt in the form. We answer honestly whether our Phulera–Sambhar–Naraina–Rupangarh focus can serve it — including "it cannot" — and if it can, we screen record-first: jamabandi, map, encumbrance and access before anyone drives. For institutional briefs see the dedicated land acquisition desk.
Can I earn from my land without selling it?
Often, yes — a documented lease or crop-share arrangement can produce income while the khatedari stays with you. Leasing agricultural land has statutory limits and paperwork of its own, so it must be written properly and checked by an advocate; we help you frame the arrangement and reach one. We will also tell you when sharing is the wrong answer for your parcel.
What is a valuation opinion — and what is it not?
It is an honest written view of a realistic rate band for your parcel, built from the DLC floor, recent comparable transactions in the belt, and the parcel’s record, access and condition — with the reasoning shown. It is not a government valuation, not a certified valuer’s report for a bank or court, and never a promised or guaranteed price.
How fast will I hear back?
We acknowledge on WhatsApp or email, usually within a working day. The first substantive answer — the record read for owners, or the feasibility view for buyers — follows once we have actually looked, because an instant answer on land is a guess, and we do not guess.
