What mutation actually is

Mutation updates the Jamabandi’s ownership column after a sale, inheritance, gift or court order. Until it is done, the record still shows the old khatedar — which complicates loans, further sales, compensation claims and everything else.

Is mutation the same as registration?

No. Registration transfers the title through the Sub-Registrar; mutation updates the revenue record at the Tehsil. You need both.

How long does mutation take in Rajasthan?

Uncontested cases typically resolve in weeks after the notice period; disputed ones take longer. Track status via the Apna Khata ecosystem and the Tehsil.

What if I never mutate?

You legally own the land but the record disagrees — expect problems with resale, loans, and compensation. Fix it early.
