छह लाल झंडे · Six red flags before you pay
- Khasra number doesn’t match across record, map and deed.
- Holder (खातेदार) name doesn’t match the seller’s ID or the deed chain.
- An unresolved रहननामा (mortgage) or red-ink / pending entry.
- You’re buying a share (जोत ½) but expecting a demarcated piece of land.
- बंजड़ / गैर-मुमकिन class, or non-agri use planned without conversion (90A).
- No mutation behind the last transfer — record still names the old owner.
