The record, and the five things it is not
Interest in “land record Punjab” rose about 40% year on year in Google Trends, and Punjab sits near the top of regional interest for land-record searches in India. Most of that traffic wants a Fard — a copy of the entry from the record of rights for a holding, issued from the Jamabandi.
A Fard is worth getting. It is also one of six things a plot check needs, and the other five are kept by other bodies:
- Registration. Punjab registers deeds through the revenue department’s e-registration service. That is where the deed chain lives.
- The rate lookup. Collector rate is published by the revenue department and is the floor your stamp duty is calculated against. We link the lookup; we publish no figure.
- RERA. The state authority is where a registered project, its promoter and its complaints are visible.
- Municipal. Property and tax services for local bodies run through the state’s local-government platform.
- Change of land use. Housing and Urban Development runs an e-CLU service.

Two cautions our check recorded
We record what we find, including the awkward parts. For Punjab, the check of 25 September 2026 noted that the e-CLU portal sits on a domain that is not a government address even though an official site links to it, and that one municipal body in Amritsar uses a .com domain and links a property search by raw IP address. The directory tags the first as a non-government domain and says plainly not to use the second.
This matters more than it sounds. A raw IP with no certificate is indistinguishable from a phishing page, and a land search is exactly the moment somebody is willing to type identifying details into whatever page is in front of them.
Development authority and city bodies
PUDA is the state urban planning and development authority, and our directory also records its group property ledger search. City-level bodies for the three Punjab cities we cover are listed under the same state entry, each with the kind of body it is — development authority, municipal corporation or improvement trust — because those are different offices with different records.
The order to do it in
- Get the Fard and note its date.
- Search the registered deed chain.
- Check the collector rate for the location, on the official lookup.
- If a project is involved, check RERA.
- Ask the municipal body about dues and sanctions.
- If you intend to build, check land use before you commit.

What is a Fard in Punjab?
A Fard is a copy of the entry from the record of rights for a holding, issued from the Jamabandi. It shows what the revenue record holds for that khasra and khewat as at the date it was issued, which is why the date on it matters as much as the entry.
Which body keeps the Punjab record of rights?
The Punjab Land Records Society maintains the Jamabandi service for the state. Registration of deeds is a separate departmental service, and the two are not the same lookup.
Is the Punjab e-CLU portal an official service?
Our check of 25 September 2026 recorded the Punjab Housing and Urban Development e-CLU portal on a domain that is not a .gov.in address, although an official site links to it. We tag addresses like that as non-government domains and say so rather than presenting them as official.
Why does the directory warn about a municipal property search in Amritsar?
Because the check found that body using a .com domain and linking a raw-IP property search. A raw IP address with no certificate is exactly what a phishing page looks like, so the directory records the caution and does not treat that link as usable.
