What does a quick land check cover? ·
It reads the land papers you add — record of rights (jamabandi, khatauni, 7/12 and the like), map, mutation, sale deed, encumbrance search, conversion order — against 50 all-India checkpoints and the checkpoints for your state (827 across 36 States and UTs): title and ownership, mutation, loans and charges, conversion and land use, buyer eligibility, government and restricted land, and court cases shown in the papers. Each checkpoint comes back as Flag, To check or Clear, with the evidence, the next step, the legal basis and the official source address.
Is this a legal title report? ·
No. It is information and due diligence: software reads the papers and suggests; a person must check. It is not a legal record, a title certificate or legal advice, and it never says land is "safe". Consult a lawyer before you pay a token, and check the official record yourself.
What do I need to run it?
Your name and a 10-digit mobile number, a tick to agree to the check, the state the land is in, and the papers: photos, scans, PDF, Word (.docx), Excel (.xlsx), CSV or text — up to 30 papers per check. Six short buyer questions help the eligibility checkpoints.
Is it free?
Yes, the quick check is free at present, with a daily limit of 3 checks per mobile number. A team-signed Land Check, where a person reviews the papers and signs, is separate.
What happens to my papers and my number? ·
The papers and the report are kept privately by AgriZameen until you ask us to delete them; your private report link works for 14 days. Your name and number are kept in AgriZameen's contact list, marked as having run a land check, until you ask us to remove them (WhatsApp or info@agrizameen.com). AgriZameen calls you only if you tick "you may call me". We never ask for caste, Aadhaar or bank details.
Which states does it cover? ·
All 36 States and Union Territories, Rajasthan first. Where a state's laws and portals are not yet fully confirmed, the page says "partly researched"; the all-India checkpoints still apply in full.
Does AgriZameen search government portals for me?
No. The report lists which official portals to search and what to look for there, with the address to copy into your browser. AgriZameen is an independent, private platform — not a government body and not affiliated with any land-records department.
Why do some checkpoints say "To check"? ·
"To check" means the papers you added do not show the point either way — for example, no encumbrance search was added. It is never marked Clear without evidence in the papers. Add the missing paper, or check it at the office or portal named.
