Suppose a plot's applicable value is ₹50,00,000 for a male buyer: duty ≈ ₹3,00,000 (6%), surcharge ≈ ₹60,000 (20% of duty), registration ≈ ₹50,000 (1%) — roughly ₹4,10,000 in government costs, before mutation charges and documentation. A woman buyer at ~5% would see duty of ≈ ₹2,50,000 and surcharge ≈ ₹50,000.

What is the DLC rate?

The District Level Committee (DLC) rate is the government's minimum valuation for land in each area — duty is computed on the higher of DLC value or your transaction value. DLC rates are revised periodically, which is why we quote live prices per listing. Deep-dive: our DLC & e-Panjiyan guide.

The registry process, step by step

1. Verify records (Jamabandi, Bhunaksha, encumbrance) → 2. Agreement to Sell with terms → 3. Compute duty on e-Panjiyan and buy stamps/e-stamp → 4. Execute the Sale Deed at the Sub-Registrar office (photos, witnesses, biometrics) → 5. Collect the registered deed → 6. Apply for mutation so revenue records show your name.
