We do not host land records. Nobody outside the government can. What we do is teach you to read what the official portal gives you, and tell you honestly when only the Tehsil can answer.

What to ask — the three lists
Most bad deals are not sophisticated frauds. They are ordinary questions nobody asked. These lists are free to copy, print, or read out on a call.
Ten questions for the seller
Ask all ten. Note the answers. Compare them to the record later.
- Whose name is on the current Jamabandi — and is it the same person selling?
- Is the khata joint? If yes, how many co-sharers, and have all consented in writing?
- Is mutation complete from the previous transfer, or still pending?
- Any encumbrance — rahannama (mortgage), loan against the land, court stay, or attachment?
- What is the recorded land type — barani, chahi, banjad — and does it match what I am being shown?
- Is there recorded access? A road on the ground is not a road on the map.
- What does Girdawari show for the last few seasons — who has actually been cultivating?
- Water: is there a well or borewell, is it recorded, and what is the groundwater category here?
- Why is it being sold? Vague answers are not disqualifying, but they are worth remembering.
- What is the DLC rate for this khasra, and who is paying the stamp duty?
Six documents to collect before you pay anything
A photocopy is not a document. Ask for fresh, dated copies.
- Fresh Jamabandi — pulled within the last few days, not months ago.
- Bhu-Naksha extract for the khasra, matched against the Jamabandi area.
- Girdawari entries for recent seasons.
- Chain of title — the previous sale deed or mutation order that brought the land to this seller.
- Identity proof of every recorded co-sharer, not just the person negotiating.
- Encumbrance position — written confirmation that no mortgage or charge subsists.
Five things to do on the site visit
Go once with a plan; you will learn more than three casual visits.
- Walk the boundary and record it — our GPS app saves the track and area.
- Match the shape against Bhu-Naksha while you are standing there, not afterwards.
- Check the access route end to end, in the season you will actually use it.
- Ask the neighbours two questions: who farms this, and is there any dispute?
- Photograph everything, including the approach road and any existing structure or well.
