For decades, checking who owns a piece of land in Rajasthan meant a trip to the patwari or the tehsil office — sometimes several trips. Today, the state's Apna Khata portal (also called E-Dharti) puts the core revenue record of almost every agricultural plot in Rajasthan on your phone, free of cost. Whether you are a farmer confirming your own entry, a buyer doing due diligence, or a family checking inherited land, this is the first place to look.

Jamabandi (जमाबंदी) is the Record of Rights — the register that lists who holds the land, how much, and under what rights. It is the single most important revenue document for agricultural land in Rajasthan.

Khasra (खसरा) is the plot number. Every parcel of land in a village has its own khasra number on the village map, and it may be subdivided over time (for example, 155/2 means a subdivision of original khasra 155).

Khata / Khewat (खाता) is the owner's account number. One khata can contain several khasra numbers belonging to the same owner or family.

Khatauni (खतौनी) links cultivators to the land — it shows which khasras a person holds, the total area, and the number of co-owners involved.

Step-by-step: view your jamabandi nakal online जमाबंदी नकल ऑनलाइन देखने के स्टेप

Step 1 — Open the portal. Go to apnakhata.rajasthan.gov.in and choose your district from the map or the list.
Step 2 — Select tehsil and village. Pick your tehsil, then your village and the jamabandi year (current or older records).
Step 3 — Enter applicant details. Fill in your name, address, city and pincode. This is only for the record of who requested the copy.
Step 4 — Search your land. Choose one search option: by khata number, khasra number, owner name, or USN/GSN. Khasra number gives the most precise result for a specific plot.
Step 5 — View or download the nakal. The jamabandi copy opens on screen. You can save or print it for reference.

The portal offers two kinds of copies. The free soochnarth (for information) nakal is for reference only — the portal itself states that it cannot be used as a certified copy in any court or office. The e-signed (ई-हस्ताक्षरित) nakal carries a digital signature and is accepted for official purposes such as bank loans and registry work. If you are lending money, buying land, or filing anything legal — pay the small fee and take the e-signed copy.

Most land fraud in Rajasthan begins with a mismatch between what the seller claims and what the jamabandi actually records — a different name, a smaller area, more co-owners than disclosed, or an old loan entry. A ten-minute online check catches most of these before money changes hands. It is also the document banks ask for first when you apply for a crop loan or verify PM-Kisan eligibility.

Note: Online records can lag behind the latest transactions, and entries are only as current as the last update by the revenue staff. Treat the online nakal as your first check, not your final proof — always verify the e-signed copy and physical records before a transaction.

The plain 'soochnarth' (for-information) copy is for reference only and is not accepted as a certified copy in courts or offices. For official use, download the e-signed (ई-हस्ताक्षरित) nakal, which carries a digital signature, or obtain a certified copy through e-Mitra/tehsil.

What is the difference between khasra and khata?

A khasra number identifies a specific plot of land on the village map. A khata (or khewat) number is the account of an owner or family, which may cover several khasra numbers together.

Can I check who owns a piece of land before buying it?

Yes. On Apna Khata you can search the jamabandi by khasra number and see the recorded khatedar (owner) names, land area and classification. Always cross-check with an e-signed copy and the seller's documents before paying anything.
