What a khatauni is, and who keeps it
In Uttar Pradesh, Uttarakhand and Delhi, the record you will be shown for agricultural land is the khatauni. It is organised by account: one khatauni entry gathers every plot that a holder, or a group of co-holders, has in one village, with the area of each and the names and shares of the people recorded against it.
The Glossary of Revenue Terms published by the Department of Land Resources names each version:

For all three, the Glossary chapters we rely on do not give the names of the plot and account fields, so we do not print them here. You will see an account number at the top and a plot number on each line; if you are unsure which column is which on your copy, ask the lekhpal or patwari to show you.
Who keeps it. In Uttar Pradesh and Uttarakhand the village records are maintained by the lekhpal (in parts of Uttarakhand, the patwari) and held at the tehsil. In Delhi, ask the revenue office of the district in which the village falls. Our note on who holds which land record explains how the village official, the tehsil and the district fit together.
Uddharan means an extract. The copy you download or collect in Uttar Pradesh is an extract of the khatauni for one account, not the whole register for the village. In Uttarakhand, the name Kshtavarshik points to a record prepared for a multi-year cycle; check the period printed on your copy.
How to read it, part by part
- Header first. District, tehsil, pargana where shown, and village. Check each against the sale deed. Villages with near-identical names in the same tehsil are a common source of error.
- Period of the record. The khatauni is prepared for a stated period. Note it, and note the date the extract was issued. An extract from years ago can miss everything that has happened since.
- Account number. The number heading the entry is the account under which all these plots are held. Write it down exactly; portals search by it.
- Class of holding. The entry records the category under which the land is held. In Uttar Pradesh the category matters, because not every class of holder has the same right to transfer. If you do not understand the category on your copy, ask before going further.
- Names, parentage and shares. Each co-holder is listed, usually with a father’s or husband’s name and residence. Where shares are given, add them up. Every recorded co-holder has to be part of a sale of their share.
- Plot lines. Each plot appears with its number and area. Add the areas and compare the total with the deed and with what the seller shows you on the ground. Check each plot number on the village map; khasra and survey numbers explains how plot numbers work.
- Orders and remarks. Mutations, inheritance entries, court orders and other notes are entered against the account over time. Read every one, including those that have been struck through. A pending case or a recent change of name deserves an explanation.
- For Delhi, read both forms. The Jamabandi and Khatouni Form P-6 are separate documents. Compare the names, plots and areas across both.
What it does not prove
The khatauni is a revenue record. It shows who the revenue administration has recorded against an account. It is not a title deed, and a name in it is not by itself proof of ownership. Ownership comes from the chain behind the entry: registered sale deeds, inheritance, partition and court orders.
- Mutation history. Ask how each current name came to be entered, and see the orders.
- Encumbrance. A loan registered against the land may not be visible in the khatauni. Check separately.
- Registered deeds. Read the deeds behind the holding, not only the latest.
- Category of holder. Confirm with the tehsil that the recorded category allows the transfer you are planning.

An online extract is for checking. For a transaction, obtain a certified copy from the tehsil, and work through verify land records in order.

What is the Uddharan Khatauni in Uttar Pradesh?
It is the Glossary of Revenue Terms name for the Uttar Pradesh record of rights, kept in Hindi with 22 fields. Uddharan means an extract: the copy you download or collect is an extract of the khatauni for one account in one village.
Is the khatauni proof that the seller owns the land?
No. The khatauni is a revenue record of who is recorded as holding the land. It is essential to check, but ownership rests on registered deeds, inheritance and orders. Check the mutation history, encumbrances and the deeds themselves.
Why does the Uttarakhand record say Zamindari and Non-Zamindari?
The Glossary lists the Uttarakhand record as the Kshtavarshik Khatauni in two versions, Zamindari and Non-Zamindari, each with 16 fields. Which one applies depends on the area the village is in. Ask the tehsil which version covers your village before comparing copies.
Why are there two documents for Delhi?
The Glossary names the Delhi record as Jamabandi and Khatouni Form P-6, with 11 and 20 fields respectively. They are separate forms, so read and compare both rather than assuming one stands for the other.
What should I do if the khatauni shows a court case or a pending order?
Stop and find out what it is before paying anything. Ask the lekhpal or tehsil for the order, and have your own advocate read it. A pending case can change who holds the land.
