People lose weeks at the wrong counter. The jamabandi, the map, the mutation, the crop entry and the registered deed are five different records, held by four different offices, and only some of them are online. Here is the map of who has what.

The patwari, and the halka
A patwari holds a halka, a cluster of villages, and keeps the working record for it: the jamabandi entries, the girdawari crop inspection each season, and the first step of most applications. Your plot sits in exactly one halka, and that patwari is the person whose signature starts nearly everything.
Find the halka before you need it. Ask at the tehsil, or ask the seller which patwari's halka the khasra falls in and confirm it independently.
The tehsildar's office
Mutation orders, khatedari questions, corrections to the record, conversion applications under the rural rules. When an entry in the jamabandi is wrong, this is where it is put right — see mutation.
The sub-registrar
Registration of deeds, the stamp duty collected on them, and the encumbrance record that shows what has been registered against a property. A deed is registered here; the revenue record is not changed here. That distinction is the single most expensive misunderstanding in a land purchase.
What is online, and what is not

What to ask for, in the order that works
- Jamabandi, fresh, not a copy the seller has been carrying since March.
- Khasra map, checked against the ground — walk the boundary.
- Mutation trail, ending at the person who wants to sign.
- Encumbrance, for at least the last thirteen years.
- Girdawari, for who has actually been cultivating it.
If any one of those refuses to arrive, that is your answer about the deal.
When the record and the ground disagree
It happens constantly: the area in the jamabandi does not match the plot in front of you, or the map shows a road where a field is. Measure it yourself first with our GPS app, then take the difference to the patwari rather than to the seller.
