Route one: buy part of a parcel
A seller may own more land than you need. Buying part of it is possible, but the part has to become a holding of its own — measured, registered in your name and mutated into the record. This is how it runs with us:
- You ask. On WhatsApp, or with “Buy part of this land” on any listing. Say how much you need and which side, if it matters.
- We ask the seller whether they will sell part, and tell you the answer.
- We read the record of the whole holding — every owner and their share, the mutation trail that made the seller an owner, the map. If the khata is joint, every co-owner has to agree and sign, or the land has to be partitioned first.
- The size rule. Most states limit how small agricultural land may be divided. Whether your part can be split off is checked before you pay — see minimum area and subdivision in Rajasthan.
- Measurement of your part, then a sale deed for that part alone, and its own mutation in your name.

Route two: buy together, as your own group
When several people buy one parcel directly, every buyer is named on the sale deed — ideally with their share — and, after mutation, in the land record. Each of you owns your share directly. Before anyone pays, settle in writing, with your own advocate: who owns what share and whether it matches what each paid; who pays for what afterwards; how the land will be used; and what happens when one of you wants to sell or exit.
This is different from paying into a pool that someone else manages. There you may hold a contract or a “unit”, not a recorded share. We do not form groups, match strangers, collect money for a group or hold land for anyone — you bring the group; we do the legwork. The two routes combine. A group can buy part of a larger parcel together — every member on the deed for that part, and the part mutated into all of their names.
Making the land ready to use
A small parcel or a shared one is still bare land on the day of the registry. On a written quote, by our site teams and partner contractors, we can carry out:
- a boundary wall or fencing, and an entry gate;
- official demarcation of the revenue boundary — done by the revenue department on application; we apply and attend;
- marking the land on the ground the way your group agrees to use it. That is a private arrangement among you, not a legal partition, which goes through the revenue authorities;
- plantation;
- help applying for water and electricity connections.

- The village map extract for the khasra, and after division, the sub-division entry for your part.
- The mutation history that created the seller’s ownership.
- The seller’s identity matching the record, and the measurement of what you are buying.
