The Business Arms —
Each arm on the same template: what it is, what it takes, how money is made, what goes wrong, who it suits, and the first ninety days. 13 lessons, each with a glossary and an eight-question self-check. Work down in order.
The 13 lessons
Thirteen ways to earn from land. Each lesson stands alone, but the order is deliberate — later lessons assume the vocabulary of earlier ones.
- 1Brokerage — commission work with near-zero capital
The entry arm: matching buyers and sellers for a commission. Capital requirement near zero, income entirely dependent on closings, and the arm where reputation compounds fastest.
Not done - 2Land aggregation for developers
Assembling multiple adjoining holdings into a single developable parcel for a developer or institutional buyer — the arm where the skill is sequencing, not selling.
Not done - 3Colonising and plotting
Buying agricultural land, converting it, obtaining layout approval and selling plots — the highest-capital, highest-regulation arm, and the one with the worst reputation for good reason.
Not done - 4Land banking — buying to hold
Acquiring land to hold for appreciation rather than development or income. The simplest arm to describe, the hardest to do well, and the one where holding period discipline decides everything.
Not done - 5Construction and contracting
Building on land rather than trading it — contracting for others, or developing on your own account. An operations business with an entirely different risk profile from the land arms.
Not done - 6Leasing — commercial, warehouse and agricultural
Producing income from land without selling it — commercial and warehouse leases, and agricultural land-sharing arrangements with their specific tenancy risks.
Not done - 7Leasing — solar, telecom tower and hoarding sites
Long-term infrastructure leases on land that has no other use — what the counterparties want, how these deals are structured, and the clauses that decide whether the arrangement is good or ruinous.
Not done - 8Joint development agreements with landowners
The landowner contributes land, the developer contributes capital and execution, and they share the result. How JDAs are structured, what is negotiated, and where they break down.
Not done - 9Property and land management
Looking after land and property for owners who are elsewhere — the only arm in this level with recurring monthly revenue, and the natural service for NRI and absentee clients.
Not done - 10Advisory — title search and documentation services
Selling the diligence itself as a service — record retrieval, chain assembly, document preparation support — and the firm line between this and practising law.
Not done - 11Bank auctions and distressed land
Acquiring land through lender enforcement and distress sales — where the discounts come from, why they exist, and the specific risks that make this arm unsuitable for beginners.
Not done - 12Farmhouse and agri-tourism
Building or operating a farmhouse, farm stay or agri-tourism venture — a hospitality business on agricultural land, with all the permission questions that implies.
Not done - 13Warehousing and cold storage
Building storage capacity on well-located land — the arm most directly tied to infrastructure corridors, and the one where location logic differs most from residential land.
