Property and land management

Every other arm in this level pays once. This one pays every month, which is why it is worth more than its size suggests.

What it is

Looking after land or property on behalf of an owner who is not present — protecting it, keeping its records current, dealing with tenants where there are any, and reporting to the owner.

It is the least glamorous arm in this level and structurally the most interesting, for one reason: it is the only one that produces recurring revenue. Brokerage pays once per closing. Management pays every month, for as long as the client stays, and the client stays as long as the service is reliable.

Why recurring revenue changes the practice

Level 4, Lesson 4 explained that brokerage income collapses in the slow phase of a cycle while costs continue. Management income does not — an absentee owner needs their land watched regardless of what the market is doing. A practice with a management book has a floor under it.

Even a modest book changes behaviour in ways that matter. It reduces the pressure to close a transaction you should not close. It funds the unpaid pipeline period in brokerage. And it produces a client relationship that continues between transactions, which is where the next transaction comes from.

Who needs it

What the service actually contains

The encroachment point is the whole service. Level 1 explained why long possession by someone else becomes a problem. An absentee owner's land is exactly the land that gets encroached, because nobody is watching. A boundary corrected in month two is a conversation. The same boundary in year eight is a dispute with a person who has cultivated it for years and has girdawari entries to show for it. The value of this service is almost entirely in the early noticing.

The risks of holding responsibility

  • Handling client money. Rent collected on behalf of an owner is their money. Keep it separate, account for it in writing, and remit on a stated cycle. This is the single fastest way to destroy a practice if handled loosely.
  • Authority. What you may do on the owner's behalf must be defined in writing. Do not act beyond it, and be extremely cautious about accepting any power of attorney beyond narrow, specific administrative purposes.
  • Liability for what you missed. If you are paid to watch and you did not notice, expect to be asked why. Define the service so that what you are responsible for is clear.
  • Conflict of interest. Managing a parcel while also wanting to broker its sale is a conflict. Disclose it.
  • Distance clients. An owner who cannot verify anything you say is relying entirely on your honesty. That relationship is valuable precisely because it is hard to earn.

Defining a sellable service

A vague offer to "look after" land cannot be priced or delivered. A defined one can:

  1. Scope — exactly which parcels, by khasra number.
  2. Frequency — how often you inspect and report.
  3. Deliverable — what the owner receives, in what form, on what date.
  4. Inclusions and exclusions — what is covered by the fee and what is charged separately.
  5. Money handling — how collections are held, accounted and remitted.
  6. Authority — what you may and may not do without instruction.
  7. Term and termination — how the arrangement starts and ends.

First ninety days

  1. Days 1–20. Write the service definition above into a one-page document an owner can read and understand.
  2. Days 21–40. Identify absentee owners in your belt. The Patwari and the village know exactly who they are.
  3. Days 41–60. Take one client, at a fair price, and deliver perfectly for two cycles. This arm is sold entirely on reliability.
  4. Days 61–75. Set up money handling properly with an accountant before you collect anything on anyone's behalf.
  5. Days 76–90. Build the reporting format so it takes you an hour rather than a day. The economics of this arm depend on delivering the report efficiently.
