Land banking is acquiring land and holding it, without developing it or generating income from it, in the expectation that it will be worth more later.
The entire return depends on two things: whether value rises, and whether you can exit when you want to. Neither is within your control, and neither is guaranteed. That is not a caveat appended to the model — it is the model.
What the return actually depends on

Level 4 covered all of these. In this arm they are the whole thesis:
- Planning change — the parcel being brought into a planning area or rezoned. The largest single driver, and the least predictable. Level 3, Lesson 3.
- Access improvement — infrastructure the parcel can actually use. Level 4, Lesson 3.
- Local demand growth — people needing to live or work there.
- Supply constraint — how much competing land exists nearby.
- Liquidity at exit — whether a buyer exists when you want to sell. Level 4, Lesson 5.
Note that the first four determine whether value rises and the fifth determines whether you can realise it. A parcel that appreciates and cannot be sold has produced nothing.
What it takes

Carrying costs

- Land revenue and any applicable taxes.
- Protection — fencing, boundary maintenance, and someone keeping an eye on it. Unattended land attracts encroachment, and Level 1 explained how long possession becomes a problem.
- Record maintenance — keeping mutation current, girdawari accurate, and the file complete so an exit is not delayed by paperwork.
- Opportunity cost of capital tied up with no income.
- Finance cost if borrowed, which converts a patient position into an impatient one.
What goes wrong

Buying the story rather than the parcel. Acquiring on the strength of a corridor narrative without checking zoning, access or title. Level 4, Lesson 3.
Horizon mismatch. Buying with a three-year horizon into a thesis that needs ten. The land may perform exactly as expected and still fail the owner.
Leverage. Borrowing against an illiquid asset with no income. When the timing is wrong, the lender's timeline governs, not yours, and forced sales in a slow phase are how the largest losses happen.
Neglect. Encroachment, lapsed records, an unmutated inheritance in your own family. Land held for fifteen years with the paperwork ignored can be surprisingly hard to sell.
Tolerating a defect at purchase. The joint holding, the missing mutation, the absent access — each is cheaper to accept when buying and each must be resolved before exit, usually with less leverage than you had at purchase.
Who it suits

Someone with genuinely surplus capital, a long and honest horizon, and no need for the money in between. It suits people who buy in quiet phases and are comfortable being uninterested when everyone else is excited. It does not suit anyone borrowing to do it, and it should never be sold to someone whose horizon does not match.
First ninety days

- Days 1–15. Write down your horizon and the consequence of needing the money earlier. If there is a real consequence, reconsider the arm.
- Days 16–35. Define a thesis for a specific belt — what would have to happen for value to rise, and roughly when. Write it down so it can later be checked against reality.
- Days 36–60. Screen parcels against the thesis and against Level 4, Lesson 6. Reject anything with a defect you would have to fix before exit.
- Days 61–75. For each candidate, write down who you would sell to and how long that would take. If you cannot answer, do not buy it.
- Days 76–90. Establish the carrying arrangements before purchase — who watches the land, who keeps the records current, and what it costs annually.
