Leasing is granting someone the right to use land for a period in exchange for payment, while retaining ownership. It converts a static holding into an income-producing one and is the main answer to the land banker's problem in Lesson 4 — that holding produces nothing while costs continue.
Two very different situations sit under the same word, and they must not be run on the same documents.
Commercial and warehouse leasing

Land or built space let for commercial, storage, logistics, industrial or institutional use. The land must be permitted for that use — Level 3, Lesson 2. Letting agricultural land for a warehouse without conversion is unauthorised use, and the fact that money is changing hands makes it more visible, not less.
How money is made: periodic rent, commonly with a security deposit, an escalation provision, and a defined term with renewal terms. What erodes it: vacancy between tenants, maintenance obligations, tenant default, and the cost of recovering possession when a tenant will not leave.
Agricultural land-sharing

Letting agricultural land to someone who will farm it, on a rent or a crop-share basis. This is common, informal, and legally the most dangerous arrangement in this lesson.
Registration
रजिस्ट्रेशन
Leases of immovable property are compulsorily registrable in defined circumstances under the Registration Act, 1908, principally where the term exceeds a prescribed period or where rent is reserved yearly. An unregistered lease that should have been registered has limited evidentiary value, which becomes acutely relevant in exactly the situation you need it — a dispute over possession or terms.
Confirm the current position and the applicable stamp duty on leases with an advocate and the Sub-Registrar. We publish no rates.

What a landowner should insist on

- A defined term with a clear expiry and no automatic perpetual renewal.
- A stated purpose — what the land may be used for, and nothing else.
- No structures without written consent, and clarity on what happens to any that are built.
- No sub-letting or assignment without consent.
- Clear termination grounds and the process for recovering possession.
- An express acknowledgement of the nature of the arrangement, drafted with the tenancy risk above specifically in mind.
- Security deposit and escalation terms stated.
- Records — who is shown as cultivator in the girdawari, and on what basis.
Who it suits

Landowners who want income without selling, and agents who can arrange and manage lettings. It is one of the few arms available to someone who already holds land and does not want to trade it. It requires discipline about documentation that many landowners find unnecessary right up until it is not.
First ninety days

- Days 1–15. Establish the permitted use of the land in question and whether the intended letting requires conversion.
- Days 16–35. Identify the realistic demand — who actually wants to lease land of this type in this location, and for what.
- Days 36–55. Have an advocate prepare a lease template appropriate to the category, with the tenancy risk addressed.
- Days 56–75. Establish the registration and stamp position for the term you intend.
- Days 76–90. Set up the management routine before the first tenant, not after: rent collection, condition checks, record monitoring.
