The claim
दावा — ज़मीन की क़ीमत कभी नहीं गिरती
You may hear it as “Land never loses its value” — in a brochure, a video or a sales call. It sounds like common sense, because many families have seen land they bought decades ago sell for more.
What it leaves out
जो नहीं बताया जाता
- Land prices are local. A parcel’s price depends on its access, its record, its category and who wants to buy nearby — not on land in general.
- A price that rose in one place and period says little about another parcel or the next ten years.
- Even where prices rise, the gain can be eaten by costs over the years, and a sale can take months.
What to ask

- Which recent sales near this parcel — with dates — is the price based on?
- What would stop this parcel from selling quickly if I needed to?
- What is the road access, and is it recorded?
- Is the land agricultural or converted, and does that limit who can buy it from me?
Ask for the answers in writing. A clear written answer is worth more than a confident spoken one.
