The claim
दावा — पक्का या सिद्ध रिटर्न
You may hear it as “Guaranteed” or “proven” returns — in a brochure, a video or a sales call. A number with a percentage sign feels precise, and the word “guaranteed” feels like a promise someone will keep.
What it leaves out

- A return is only as real as the person obliged to pay it, and the document that obliges them.
- “Proven” usually means results from the past, chosen by the seller — ask who checked them.
- If the land itself is meant to produce the return, crops, weather and tenants decide it, not the brochure.
What to ask

- Who, by legal name, is obliged to pay this return, and what happens if they do not?
- Where exactly in the agreement is the return written?
- Are the past results audited? By whom? Can I read the report?
- Where does the money to pay me come from each year?
Ask for the answers in writing. A clear written answer is worth more than a confident spoken one.
Papers to see

- The agreement draft, with the return clause marked.
- Audited accounts of whoever promises the payment, if any exist.
- The record showing whose name the land is in.
When to bring in a professional

Before you pay. Before paying, ask an advocate whether the promise is enforceable and whether the scheme needs any registration; ask a chartered accountant how the income would be taxed.
