What this lesson does
- Takes one common sales line, in general words — it is not about any particular company.
- Shows why it convinces people, and what it leaves unsaid.
- Gives you the questions to ask and the papers to see.
The claim
You may hear it as “Small ticket, big ownership” — in a brochure, a video or a sales call. Owning part of a large farm for a small amount sounds like the easiest way into land.
What it leaves out
- The question is what you actually own: a recorded share of the land, or a contract with someone who owns it.
- A share you cannot find in the land record is a promise, not ownership.
- Selling a small undivided share of a big parcel can be hard — who buys it?
What to ask
- After I pay, will my name and my share appear in the jamabandi?
- Exactly which khasra, and what share of it, will be mine?
- How do I sell my share, and to whom?
Ask for the answers in writing. A clear written answer is worth more than a confident spoken one.
Papers to see
- The sale deed draft naming you and your share.
- The jamabandi after mutation.
- Any co-ownership agreement.
When to bring in a professional
Before you pay. Ask an advocate whether what you are buying is a share of the land or a right under a contract — they are different. See also buying together.
Check an offer you have received
Tick what the offer actually tells you and see which of these questions it leaves open.
