The claim

You may hear it as “Passive income — we manage everything” — in a brochure, a video or a sales call. Most buyers have jobs and live far away. Someone else doing the work sounds like exactly what they need.
What it leaves out

- Whoever manages the land controls it. The question is what you control.
- Management has costs; they come out of the income before it reaches you.
- If the manager stops, you need to be able to take over — which needs your name on the record.
What to ask

- Whose name is on the land record while it is being managed?
- What exactly does the manager charge, and how is it deducted?
- Can I see the land, the lease and the accounts whenever I ask?
- How do I end the arrangement, and what happens to the land then?
Ask for the answers in writing. A clear written answer is worth more than a confident spoken one.
