District first — Nawa is no longer in Nagaur
This is the practical detail that stops people finding their own records. Nawa is a tehsil town and municipality in Didwana-Kuchaman district, in the Ajmer division. The district was created in August 2023 out of the old Nagaur district and was retained when Rajasthan cut back to 41 districts in December 2024.
So when you pull a jamabandi on Apna Khata or a map on Bhu-Naksha for a Nawa parcel, select Didwana-Kuchaman, not Nagaur and not Jaipur. Older listings, brokerage material and even some government-adjacent documents still say Nagaur. The land has not moved; the administrative label has.

The salt economy — and what it does to land
Nawa is known as a salt town, and the belt around it carries salt pans, brine works and villages built around the trade. That matters twice over for a land buyer.
It is a genuine economic base. Unlike belts waiting for one announced project, Nawa has an existing industry with existing employment. That is a real difference and worth weighing.
It is also a soil and water constraint. Land on the western fringe of Sambhar Lake is salt-affected in varying degrees, and groundwater can be brackish. The degree changes over short distances. Test this parcel — salinity, pH, and water quality as well as depth and yield — before any cultivation plan. Also check the land-type column in the jamabandi and the Bhu-Naksha position against the lake. Land recorded as gair mumkin, water body or salt works is not ordinary agricultural land, and Sambhar is a designated Ramsar wetland with a defined boundary — see our Sambhar caution guide.
The expressway claim, honestly
The proposed Kotputli–Kishangarh greenfield expressway — reported at roughly 181 km, six lanes, with a reported land requirement of around 1,679 hectares — has been reported to route via Nawa, Kuchaman, Makrana, Rupangarh, Naraina, Dudu, Ringas and Khatu Shyamji. In May 2026 the state approved a ₹4,938 crore loan for land acquisition on this corridor and the Beawar–Bharatpur expressway. The final Social Impact Assessment (Aug 2026) gives the total as 209.5 km; we publish both rather than choosing.
That is a reported alignment on a proposed project. Alignments move until they are notified under the National Highways Act, and a Section 3A notification is the point at which a corridor stops being a claim and becomes a legal fact about named land. Do not pay a corridor premium for a line on a map, and do ask where the interchanges are — an access-controlled expressway helps land near an entry point, not land beside a sealed stretch.

- Pull the jamabandi and Bhu-Naksha under Didwana-Kuchaman district.
- Read the land-type column — salt works, gair mumkin and water body are not farmland.
- Test soil salinity and water quality on the parcel, not the village.
- Read the girdawari for what has actually been grown, season by season.
- Settle eligibility — shares, ceiling, SC/ST entries, NRI position.
- Confirm recorded access, and check for any acquisition notification touching the khasra.
