Where Khatu Shyam Ji sits
Khatu Shyam Ji is a temple town in Sikar district, roughly 80 km north of Jaipur, reached today via Ringas — the railway junction about 17 km away on the Jaipur–Sikar line. It is one of the most heavily visited pilgrimage sites in Rajasthan, and pilgrim volume, not agriculture, is what drives economic activity here.
It sits north of our Phulera–Sambhar–Naraina–Rupangarh axis rather than on it. The reason we now track it is connectivity: reported alignments of the proposed Kotputli–Kishangarh greenfield expressway list Khatu Shyamji, Ringas, Palsana and Renwal alongside Naraina, Dudu, Rupangarh and Nawa. If that alignment holds, the same road links both.
The rail line — sanctioned, notified, and contested
A new broad-gauge line between Ringas and Khatushyamji, reported at 17.49 km with a sanctioned cost of about ₹254.06 crore, has been announced and taken through land acquisition notification by the Ministry of Railways (North Western Railway construction organisation). The notification covered roughly 24.28 hectares across Ringas, Kotdi Dhayalan, Charanvas, Piravali, Devpura, Lampuwa, Tapipalya, Abhawas, Kaipura and Khatushyamji.
It has also drawn sustained local opposition, and reporting through early 2026 described the acquisition process as stalled again, with court proceedings — and then, on 22 June 2026, the Railway Minister inspected the site earmarked for the Khatu Shyamji–Sundarpura station and reviewed progress with officials. Both halves of that are the story. A sanctioned project with a notified alignment is much further along than an announcement — and a contested acquisition can sit still for years. Read the notification schedule for the village you are looking at before treating either the upside or the risk as settled.
If your khasra is on the alignment
Acquisition is not automatically bad and not automatically good. Land on a notified alignment may be acquired at a determined rate, which can be better or considerably worse than what you paid. What you should not do is buy a parcel without knowing whether it is on the schedule. The notification names villages and, in reporting on this project, named affected holders. That is public information.
Groundwater and land
This is Shekhawati-fringe country — semi-arid, sandy, and in a groundwater-stressed part of the state. Confirm the CGWB block category and test any bore for depth, yield and quality before relying on it for cultivation. What is different about a pilgrimage town
Land near a major temple town behaves unlike ordinary agricultural land. Demand is seasonal and event-driven, a large share of activity is hospitality and parking rather than farming, and non-agricultural use requires formal conversion — which is an application with conditions, not a formality. Anyone pricing agricultural land here on hotel economics is pricing a conversion that has not happened.
Treat comparisons to other pilgrimage towns with real caution. They are marketing devices, not analysis, and the outcome in one town tells you nothing enforceable about another.

- Check whether the khasra appears in the railway acquisition notification schedule.
- Read the girdawari for what has actually been cultivated.
- Confirm the DLC value for that village and category on e-Panjiyan.
- Settle eligibility — ceiling, shares, SC/ST entries, NRI position.
- Verify recorded access, not just a track on the ground.
