Two systems running side by side

Rajasthan's revenue records were metricated. A jamabandi records area in hectares and ares. Meanwhile every conversation about buying and selling that land happens in bighas, and increasingly in square feet once a plot gets close to a town.
Nobody is going to fix this. Your job is to be fluent in both and to convert instinctively, because the moment of maximum risk in a negotiation is the moment when one side quotes a number in a unit the other side has not checked.
The traditional chain

So one bigha is 400 biswansi. You will see holdings written as, for example, 2-11-08, meaning 2 bigha, 11 biswa, 8 biswansi. Learn to read that format — it appears constantly in older records and in ordinary conversation.
Pucca and kaccha bigha

Rajasthan uses two bighas, and confusing them is a costly mistake.

One pucca bigha equals 1.5625 kaccha bigha. Put differently, a seller quoting “ten bighas” may be describing 6.25 acres or 4 acres depending on which bigha he means — a difference of more than a third. Establish which bigha is in use in that specific village before you discuss any price.

A jamabandi area written as 0.8094 hectare is 2 acres, which is 3.2 pucca bighas or 5 kaccha bighas. Being able to run that translation in your head, in front of a seller, is a real advantage.
The comparison that matters

Two parcels are offered. The first is quoted at a price for 8 bighas. The second is quoted at a price for 1.2 hectares. They are not comparable until you fix the unit. The discipline is always the same:
- Take the area from the jamabandi, in hectares. Not from the seller's description.
- Convert to your working unit — square feet works well because it is also how urban-adjacent land is priced.
- Subtract any portion that is not transferable — gair mumkin rasta, pond, another holder's share.
- Divide the asking price by the usable, transferable area.
- Only now compare with anything else.
Most negotiating advantage in land comes from doing this arithmetic before the meeting rather than during it.
Why the recorded area and the walked area differ

Buyers regularly find that a parcel measures less on the ground than the record states. The usual reasons are mundane rather than sinister:
- Encroachment — a neighbour's boundary has crept, often over decades and often unnoticed.
- A path or drain inside the khasra that reduces usable area without reducing recorded area.
- Old survey error — the original measurement was imprecise, and the map was never corrected.
- Undivided shares — the record shows the whole holding while the seller holds a fraction.
- Partition on the ground but not on paper — the family divided the land informally years ago and the record never caught up.
The fix is the same in every case: measure the parcel yourself, compare against the bhu-naksha, and resolve any gap before payment. A demarcation (निशानदेही) through the revenue authorities is the formal route where a boundary is genuinely in dispute.
