Preparation

An agent who arrives at a parcel and starts pointing is doing the same job as anyone with a motorcycle. An agent who arrives with the record, the map and a verified position is doing something a buyer will pay for.
What to carry:
- The jamabandi and khasra extracts.
- The bhu-naksha, with the parcel and its neighbours identified.
- Your screening note — fatal, fixable, priceable, with issues named. Level 4, Lesson 6.
- The usable area figure and how you arrived at it.
- A measuring tool and a compass or GPS.
- Water, and enough time not to be rushed.
The sequence

- Approach. Take the route the buyer would actually use, at a normal speed, so they experience the access honestly. Do not take a shortcut you know and they will not.
- Orient. Start from a fixed reference — road, canal, distinctive boundary — and identify the parcel against the map with the buyer watching. Level 2, Lesson 4.
- Walk the boundary. All of it, not the good side. Point out where it is unclear.
- Show the internal features — the rasta, the drain, the rocky patch — and explain what each does to the usable area.
- Show the water position honestly, including a well that does not work.
- Show the neighbours — what adjoins on each side and what that implies.
- Disclose what you know about the record and the status. Below.
- Sit down afterwards and go through the documents. The walk raises questions; the papers answer them.
The disclosure duty

You are not the seller's advocate and you are not required to argue the buyer's case. But an agent who knows a material fact and withholds it is misleading the buyer, and the fact will emerge — at diligence, at registration, or years later when it matters most.
What should be disclosed as a matter of course:
- Every issue on your screening note, in plain terms — a joint holding, an unmutated inheritance, an undischarged mortgage, a boundary that is unclear.
- The difference between recorded and usable area.
- Any access limitation, including one that currently works by permission rather than right.
- The zoning and conversion position as verified, and where it is unverified, that it is unverified.
- Any reservation or alignment you are aware of.
- Your own position and interest — who instructs you, who pays you, and any other interest you have in the parcel. Lesson 7.
The future-value question
"आगे क्या भाव होगा?"
Every buyer asks it, usually on the walk back to the vehicle. There is a good answer and it is not a number.
What you can honestly say: what the parcel is, what its status is, what comparable land has actually transacted at, what infrastructure exists and at what stage, what the master plan currently shows, and what would have to happen for the position to change. That is a great deal of substantive information and it is all verifiable.
What you cannot say: what it will be worth, when, or that it will rise at all. Level 4 established why nobody knows this. A projection offered casually on a site visit is remembered precisely and quoted back to you.
Illustrative wording: "I can tell you what similar land in this village has actually sold for in the last year, what the plan currently shows for this parcel, and where the alignment sits. What it will be worth in five years I genuinely don't know, and anyone who tells you they do is guessing. What I would look at is whether this parcel works for what you actually want it for." Illustrative only; adapt to the parcel and the buyer.
Practical and safety points

- Season and time of day. A parcel seen in February is not the parcel seen in July. Where drainage matters, say so rather than hoping.
- Permission. Do not walk onto land without the holder's knowledge. Cultivated fields carry standing crops.
- Wells and structures. Open wells and disused structures are genuinely dangerous. Keep people away from them.
- Heat. Rural site visits in this belt are physically demanding for much of the year. Plan the timing and carry water.
- Do not visit alone with an unknown client in a remote location. Tell someone where you are going.
- Do not carry cash to a site visit.
First ninety days

- Days 1–15. Build your site visit kit and your standard screening note format.
- Days 16–40. Walk ten parcels in your belt with the map, alone, until orienting from a fixed reference is automatic.
- Days 41–60. Write your disclosure checklist and use it on every visit without exception.
- Days 61–75. Practise your answer to the future-value question until it is natural and contains no projection.
- Days 76–90. After each real visit, write down what you failed to show or disclose and correct it next time.
