Where buyers come from

Most enquiries are not buyers. Learning to tell the difference early is worth more than any amount of additional enquiry volume.

The NRI point, stated correctly. An NRI or OCI cannot purchase agricultural land, plantation property or a farmhouse in India, but can inherit agricultural land, and a person who acquired it while resident may generally continue to hold it. Transfer by an NRI or OCI is generally permitted only to a person resident in India who is a citizen of India. An agent who takes an NRI client toward an agricultural purchase is walking them into a void transaction. Level 3, Lesson 6 and our NRI desk cover this. Channels

  • Referral — the most valuable and the slowest to build. A completed transaction handled well generates the next one, sometimes years later.
  • The village and the belt — local and adjoining-owner demand comes to you if you are known.
  • Existing clients — people who bought once frequently buy again, and they already trust you.
  • Other agents — co-broking works in both directions.
  • Digital and listing channels — reach urban and outstation buyers, with the qualification problem below.
  • Professionals — advocates, accountants and bankers who encounter people about to buy.

The pattern to notice: the highest-quality channels are relationship-based and slow, and the highest-volume channels produce the lowest-quality enquiries. A practice built entirely on volume channels spends most of its time on people who will not buy.

Qualification

Level 5, Lesson 1 identified unqualified enquiries as the largest and least visible cost in brokerage. This is the framework that reduces it. Five questions, asked early and courteously:

  1. Purpose. What is the land for? Farming, holding, building, a business? A buyer who cannot answer has not yet decided to buy.
  2. Funds. What is the budget, and where is it coming from? Available funds, a sale in progress, or borrowing to be arranged are three very different positions.
  3. Authority. Who decides? A person who must consult three family members is not the buyer; they are the messenger.
  4. Timeline. When do they want to complete, and what is driving that? No timeline usually means no decision.
  5. Alternatives. What else are they looking at? This tells you whether you are competing on parcels or on price, and whether they understand the market.

None of these is intrusive if asked properly. All of them are information a serious buyer expects to provide, and reluctance to answer any of them is itself the answer.

Qualification is not gatekeeping. The point is not to refuse people. It is to know how much of your capacity to allocate, and to be honest with a buyer whose position does not yet support a purchase. Telling someone plainly that they should complete their existing sale before committing is better service than showing them eleven parcels they cannot yet buy.

Advertising constraints

Where you are marketing units in a project registered under RERA, the Act imposes obligations on how projects are advertised and on the accuracy of statements made about them. Registered agents must not make false statements about a project. Beyond the statutory position, the practical rule for all of your marketing:

  • Do not state or imply returns, appreciation or guarantees. Level 4 explained why none of it is knowable.
  • Do not imply approvals, zoning or conversion that do not exist.
  • Do not imply government affiliation or endorsement.
  • Do not use invented testimonials, figures or credentials.
  • Describe what a parcel is, not what it might become.

Matching, not persuading

The most useful reframing in this lesson. A buyer persuaded into an unsuitable parcel produces a completion, a commission, and then years of quiet damage — no referrals, a difficult resale, and a story circulating in your belt.

A buyer matched to a parcel that genuinely suits their purpose, budget and horizon produces a completion, a commission, and a source of further business. The work is the same. The difference is entirely in whether you were willing to say "this is not right for you" to someone standing in front of you with money.

First ninety days

  1. Days 1–20. Write down which segments your belt actually serves. Not all belts serve all segments.
  2. Days 21–40. For each segment you serve, identify the channel that reaches it and start one.
  3. Days 41–60. Write your five qualification questions in your own words and use them on every enquiry.
  4. Days 61–75. Review your marketing material against the constraint list above and remove anything that fails it.
  5. Days 76–90. Track your enquiries: how many qualified, how many progressed, how much time each consumed. The pattern will surprise you.
