Why land sells slowly

Everything about land can be right and still take a year to sell. Liquidity is a property of the parcel, and it can be assessed in advance.

Why land is illiquid

An asset is liquid when it can be sold quickly at a price close to its assessed value. Land fails this on several counts at once, and the reasons are structural rather than incidental.

  • Every parcel is unique. There is no standard unit and no exchange. Each transaction is negotiated from scratch.
  • Diligence takes time. A serious buyer runs the searches in Level 2 and takes an advocate's opinion. That is weeks, not hours, and it cannot be compressed safely.
  • Transaction costs are high. Stamp duty, registration fee and professional costs mean short holding periods are expensive to justify.
  • The buyer pool is small and local. Most agricultural land has a limited set of plausible buyers — adjoining owners, local farmers, a few investors.
  • Information is poor. There is no published price feed. Both sides are negotiating partly blind, which slows agreement.

None of this is a defect to be fixed. It is what the asset is, and it should be priced in from the start.

What creates liquidity

What destroys it

  • Joint holdings without partition. Every co-holder must agree and sign. One absent or disagreeing heir stops the sale entirely.
  • Unmutated inheritance. The seller cannot presently give clear title, and regularising takes months.
  • No access. Landlocked parcels sell only to adjoining owners — a buyer pool that may be one person, who knows it.
  • Live disputes or encumbrances. A stay, an undischarged mortgage or a pending appeal stops most buyers immediately.
  • Very large size. A holding far above the local transaction norm has few buyers with the capital, and dividing it takes approvals.
  • Restricted categories. Level 3, Lesson 6. Some parcels have almost no lawful buyer.
  • Wrong price. The commonest cause of all. An overpriced parcel with no defects simply does not sell, and the seller usually blames the market.
Buyer pool of one. The worst liquidity position in land is a parcel that only the adjoining owner can practically use — landlocked, or a strip, or too small to work alone. The neighbour knows this. He will wait, and his offer will reflect the fact that there is no competing buyer. Sellers in this position often refuse for years before accepting close to the original offer, having lost the use of the money throughout.

Advising a seller who must exit

This is a common and difficult conversation. The honest structure:

  1. Establish the real deadline and what happens if it is missed. Urgency is often softer than presented, and knowing this changes the advice.
  2. Assess the parcel's liquidity honestly using the characteristics above. Say plainly which category it falls into.
  3. Fix what can be fixed quickly. Assembling the document file, applying for a pending mutation, obtaining a discharge — each can shorten the sale materially and some take weeks rather than months.
  4. Identify the realistic buyer pool by name where possible. For most agricultural parcels this is a short list, not a market.
  5. Be explicit about the price-versus-speed trade-off. A quick sale on an illiquid parcel means accepting a lower price. That is the trade, and pretending otherwise wastes the seller's remaining time.
  6. Consider alternatives to sale — a lease arrangement, a loan against the land, or selling part rather than the whole. These are not always better, but a seller should know they exist.
The most useful thing you can tell a seller in a hurry is the truth about their timeline. An agent who accepts an unrealistic instruction and then fails to deliver has cost the seller the weeks in which they might have taken a different route. Saying "at this price, on this parcel, in this market, I do not think this sells by March" is a service, even though it may cost you the mandate.

The point of this lesson is not the exit conversation. It is that liquidity is assessable before you buy, using exactly the same characteristics.

A buyer choosing between two parcels at similar prices should ask which one they could sell, to whom, and how quickly, if they had to. Land that cannot readily be sold should be bought at a price that reflects that, and by someone whose horizon can accommodate it. That is a decision available at purchase and unavailable afterwards.
