“Near by” is not an allotment“पास में” का मतलब आवंटन नहीं होता
Land in this belt is regularly advertised with a line like “near by industrial area” or the name of a large company set beside a plot number. Read carefully, the sentence usually claims nothing at all. It names a neighbour. Everything else — that the company has land here, that a park is coming, that the plot will therefore be worth more — is supplied by the reader.
इस बेल्ट में प्लॉट अक्सर “पास में औद्योगिक क्षेत्र” जैसी पंक्ति के साथ बेचे जाते हैं, या किसी बड़ी कंपनी का नाम प्लॉट के साथ लिख दिया जाता है। ध्यान से पढ़िए — वाक्य कुछ भी दावा नहीं करता। वह सिर्फ़ पड़ोसी का नाम बताता है। बाक़ी सब — कि कंपनी की ज़मीन यहाँ है, कि पार्क आ रहा है, कि इसलिए प्लॉट महँगा होगा — पढ़ने वाला ख़ुद जोड़ लेता है।
Nothing false has been said, which is exactly why this is hard to argue with and easy to check. Three questions do it.
Check 1 — Was land allotted, or is something merely nearby?
These are five different states and they are routinely collapsed into one: announced, MoU signed, site identified, allotted, in possession. A summit announcement with a large rupee figure and no place named is the first rung. A working facility with an address is the fifth. Selling the fifth on the strength of the first is the whole trick.

- Read the five-rung ladder and place the claim on a rung before you do anything else.
- A facility that genuinely operates 30 km away is rung five for that facility, at that address. It says nothing about a plot somewhere else in the district.
Check 2 — Who allotted it, under what order, and where is that order published?
An allotment has a named allottee, a defined parcel, an issuing authority and a date. If a claim is real, someone can point at the order. If the best available answer is a news article or a brochure, you are not looking at an allotment.
आवंटन का मतलब है: नामित आवंटी, तय ज़मीन, जारी करने वाला विभाग और तारीख़। अगर दावा सही है तो कोई आदेश दिखा सकेगा। अगर सबसे अच्छा जवाब कोई ख़बर या ब्रोशर है, तो वह आवंटन नहीं है।
- For industrial land in Rajasthan, RIICO is the allotting body — its portal at riico.rajasthan.gov.in carries scheme and plot information, and the district gazette carries notifications.
- For a listed company, its own investor disclosures are the strongest source available to a member of the public. Companies describe their own assets carefully because they are regulated on it.
- Trade coverage that repeats one press release in four places is one source, not four. Look for near-identical wording; that is the signature.
Check 3 — Does the seller’s own patta type match the use being sold to you?
A patta is not a single thing. Agricultural, abadi, Nagar Palika, industrial and converted land carry different permissions, and a plot can be perfectly validly held on one patta while being marketed for a use that patta does not allow.
पट्टा एक ही चीज़ नहीं होती। कृषि, आबादी, नगर पालिका, औद्योगिक और परिवर्तित भूमि के अलग-अलग अधिकार होते हैं। ज़मीन का पट्टा पूरी तरह वैध हो सकता है, फिर भी जिस काम के लिए बेची जा रही है उसकी इजाज़त उस पट्टे में न हो।
- Ask which patta type, issued by whom, and for what use. Then check that the use being sold matches it — see patta and our papers check.
- This is a question about fit, not about validity. A patta being the wrong type for the sales pitch is common; it does not make the document fake.
The honest limit of this method
What we are not saying
We are not saying any company has misrepresented anything, and we are not saying any particular plot or patta is bad. Companies announce investments; that is normal and public. Sellers mention neighbours; that is normal too. The gap this page is about opens in the reader’s head, not in the seller’s sentence — and the only reliable way to close it is to ask which rung, and where the document is.
