“Never loses value”, “passive income”, “tax benefits”: each can be true of a deal, or badly misleading. The difference is in the questions.

Land is sold with words

Brochures and sales calls lean on a handful of lines. We wrote a short Academy series, Brochure vs Reality, that takes seven of them one at a time. None is about a particular company; the questions work on any offer.

The seven lessons

  1. “Land never loses its value” — prices are local; ask what recent sales the price rests on.
  2. “Guaranteed” or “proven” returns — who, by name, is obliged to pay, and where is it written?
  3. “Passive income — we manage everything” — whoever manages controls; whose name is on the record?
  4. “Tax benefits” — take it to your own chartered accountant.
  5. “Limited plots — book today” — urgency shortens checking time.
  6. “Small ticket, big ownership” — a share of the land, or a right under a contract?
  7. “Government subsidies available” — a seller cannot promise a subsidy.
