With a lease, the land is still yours when the term ends; with a sale, it is not. Neither the land's future price nor the risk on either side can be put in a box honestly, so this sheet does not try. पट्टे के बाद ज़मीन आपकी रहती है; बिक्री के बाद नहीं। ज़मीन की आगे की क़ीमत कोई नहीं जानता — इसलिए यहाँ उसका अंदाज़ा नहीं है।

- Put it in writing: the rent, when it is paid, the term and any increase.
- Say who pays which charges, and what the tenant may build, dig or plant — a borewell, a shed, trees.
- Say what happens at the end, and how either side can end it early.
- Ask a lawyer whether it must be registered and what your state's tenancy law allows.

- Know who the buyer is and how the money will be paid — never hand over papers before payment is arranged.
- The sale deed is registered at the Sub-Registrar's office; mutation in the buyer's name follows.
- Ask a chartered accountant about tax on the sale before you agree a price.

Does this tell me whether to sell or lease?
No. It adds up the two offers you have, on your own numbers, so you can see them side by side. The decision — and everything that is not money, such as whether you want to keep the land — is yours.
Why does it not show what the land will be worth later?
Because nobody can know that. A sheet that guessed a future price would be selling you something. With a lease the land is still yours when it ends; what it is worth then is not in these figures.
Are taxes included?
No. Rent and a sale are taxed differently and it depends on your situation — ask a chartered accountant.
Is anything I type sent anywhere?
No. The page has no code that sends what you type to AgriZameen or anyone else.
Can I list my land for lease on AgriZameen?
