Have a land offer? Put it beside sales you know of — from registry copies you hold, or that the seller showed you — and move each one toward your offer for time, size and road access. AgriZameen supplies no prices. Nothing you type leaves this page. अपनी जानकारी की बिक्री से ऑफ़र की तुलना करें। आँकड़े आपके — AgriZameen कोई क़ीमत नहीं देता।
What your sales say · आपकी बिक्री क्या कहती है
Add two or more sales with a price to see a range.
The range comes from your numbers and your adjustments, shown line by line above. Indicative — not a valuation. Compare with the DLC rate on the official portal; for a valuation, ask a registered valuer.
How the adjustment works · समायोजन कैसे होता है
Each sale is moved toward your offer: an older sale for time, a bigger or smaller plot for size, a plot with or without a road for access. You type every percentage, and the sheet shows the arithmetic: adjusted = sale price × (1 + (time % + size % + road %) ÷ 100). With two or more adjusted sales it shows the lowest, the highest and the middle one, and where your offer sits against them.
FAQ · अक्सर पूछे सवाल
Does AgriZameen tell me what the land is worth?
No. Every number on this sheet is yours. AgriZameen supplies no price, rate or adjustment, and the result is not a valuation.
Where do comparable sales come from?
Sales you can show on paper: registry copies you hold, ones a seller or neighbour showed you, or entries you looked up yourself. A sale you only heard about is a rumour, not a comparable.
How should I choose the adjustments?
Move each sale toward your offer. A sale from some time ago may need a time adjustment if you believe prices have moved since. A much larger plot often sells for less per bigha. A plot on a road often sells for more. The sizes of these are your judgement — write down why you chose each one.
Is anything I type sent anywhere?
No. The page has no code that sends what you type to AgriZameen or anyone else. Saving as PDF uses your own browser's print.
What should I compare with besides my own sales?
The DLC rate (the district rate used for stamp duty) on the official portal, and, for a real valuation, a registered valuer.
