What “AgriZameen Verified” Means — and What It Does Not“AgriZameen सत्यापित” का मतलब क्या है — और क्या नहीं

A "Verified" badge on a property site usually means nothing in particular. It can mean a phone number was confirmed, or that somebody paid for placement, or simply that a listing exists. Because the word does so little work elsewhere, this page sets out exactly what it does and does not mean on AgriZameen — before you rely on it.

The short version. AgriZameen Verified means we have checked the seller's identity, and checked the listing against the revenue record it claims to describe. It does not mean we guarantee the title, and it is not a government verification. Both of those remain yours to do, with an advocate.

What we check before a listing is published

1 · The seller is who they say they are

Every seller verifies an email address and a mobile number, then uploads a government ID for KYC. A person reviews it. Only after that can they submit a listing at all.

The ID file itself is deleted from our servers once the seller is approved. We keep the fact of the approval, not the document — holding scans of identity documents longer than the decision requires is a liability to the seller and to us, and the DPDP Act 2023 is clear about keeping personal data no longer than the purpose needs.

2 · The listing matches the record it claims

The seller gives us the khasra number and khata number from the jamabandi. Before publication a member of the team reads the listing against that record and checks that the area, the classification and the location line up with what is actually written. Where they do not, the listing goes back to the seller rather than onto the site.

We have declined listings for this. It is the single most useful thing we do.

3 · The land is legally saleable

Charagah (grazing) land is not saleable. SC/ST khatedari land carries transfer restrictions under the Rajasthan Tenancy Act. These are hard stops — a listing that runs into one does not get published, whatever the seller would prefer.

4 · It is still for sale

Every 30 days we ask the seller, by email, whether the land is still available. One tap. A listing whose seller stops answering is flagged for the team to call. This is the check that stops a buyer driving ninety minutes to see land that sold last month.

5 · Nothing private is published

The khasra number, the khata number, the owner's name as printed on the record, and the seller's phone number are held against the listing and never appear on a public page. A buyer sees the village and tehsil. Every enquiry comes to us and is screened before it reaches the seller.

What Verified does not mean

This is the part that matters, and most platforms leave it out.

Seller-declared, and marked as such

Some fields on a listing are things only the seller can tell us — the borewell's depth, the state of the fencing, how many owners there are, why they are selling. We mark every listing as carrying seller-declared information, because there is no record anywhere that could confirm those.

Where a claim can be checked against the record — area, classification, khasra, khata — it is checked.

How to verify a listing yourself, in about ten minutes

1. Ask us for the khasra and khata number. We give them to a serious buyer.
2. Pull the jamabandi on apnakhata.rajasthan.gov.in. Check the holder's name and the area.
3. Pull the khasra map on bhunaksha.rajasthan.gov.in. Check the boundary and the recorded access road.
4. Read the other-rights column. Mortgages, pending cases and sale bars are recorded there.
5. Confirm mutation is complete in the seller's name — not "in process".
6. Take an advocate to the registry.

Questions about Verified

What does AgriZameen Verified mean?

It means the seller's identity has been checked through email, mobile and government-ID KYC reviewed by a person, and the listing has been checked against the jamabandi it claims to describe — area, classification, khasra and khata. It also means the land is not in a category barred from sale, and that the seller has confirmed within the last 30 days that it is still available.

Does Verified guarantee the title is clear?

No. It means the listing matches the record. It cannot warrant that the record is uncontested or that no prior agreement or claim exists. A title search by a qualified advocate is the only thing that answers that, and every buyer should commission one.

Is AgriZameen Verified a government verification?

No. AgriZameen is an independent private platform, not affiliated with any land-records, revenue or agriculture department. The badge carries no official standing. Verify every record yourself on the official state portals.

Does Verified mean the price is fair?

No. It is not a valuation. AgriZameen publishes no per-district land values and no appreciation projections. The price shown is the seller's asking price or a figure agreed after a site visit.

Why do some listings not carry the badge?

Because something has not been checked yet, or could not be. A listing whose details do not match the record is returned to the seller rather than published.

Are the seller's khasra number and phone number public?

No. Khasra number, khata number, owner name as printed on the record, and the seller's phone are never shown on a public page. Buyers see village and tehsil. Enquiries are screened by AgriZameen before they reach the seller.

What happens to my ID after KYC?

The file is deleted from our servers once the seller is approved. We keep the approval decision, not the document.
