First, know the full cost
The price is not the whole bill. Add stamp duty and the registration fee, the advocate, the mutation, any survey or demarcation, and fencing. Work it out for your parcel with the registry cost estimator, and read from DLC rate to total registry cost. A budget that covers only the price is already over budget.
Option 1: buy part of the parcel
Sellers sell in the sizes they hold, not the sizes buyers need. If the land you like is fifteen bigha and you need three, ask whether the seller will sell you part. Your part is measured, registered in your name and mutated into the record on its own — and you pay for what you buy. Whether a holding can be divided, and how small a part can be, is checked before you pay: see minimum area and subdivision in Rajasthan. We ask the seller for you — buying part of a parcel.
Option 2: buy it together
A brother, a friend, a colleague — two budgets can reach land one cannot. Every buyer goes on the sale deed and into the record, and you agree shares, costs, use and exit in writing first. Read looking for a partner to buy land with and buying land together.
Option 3: change one thing about the land
The price of land follows its location, its access, its land class and the state of its record. A smaller holding in the same village, a parcel set back from the main road, or a village a little further along the same belt can fit a budget the first choice did not. Tell us what matters most to you and what can give; we search with that in mind.
Option 4: pay over time — only on paper
Some sellers agree to take the price in parts. It can work, and it is also where many disputes start. If you do it: a written agreement prepared by your advocate, every payment through the bank, clear dates, what happens if a payment is late, and the registry tied to the last payment. Until the registered sale deed, the land is not yours — an agreement to sell does not transfer ownership. Read when courts enforce an agreement to sell.
Option 5: a bank loan
Some banks lend to buy agricultural land, usually to farmers, on their own terms and documents. Ask your bank what it offers before you commit to a seller. AgriZameen does not arrange loans.
Option 6: wait, save, and let us watch
Land comes up for sale all the time. Waiting a season with a clear brief — how much, where, what for, what you can spend — is often better than stretching for the first parcel you liked. Tell us the brief and we will tell you when something fits.
Shortcuts that cost buyers their land
- A big token before the record is read. Read the jamabandi first — Check papers.
- A share in a stranger’s pool. You may get a contract or a “unit”, not land in your name. Use the Offer Check.
- Land kept in someone else’s name for you. You have no recorded right, and it can fall foul of the Benami Transactions (Prohibition) Act, 1988. Take advice.
- A moneylender at high interest. A loan that costs more every month turns a dream into a burden.
- A lower price on the deed than you paid, to save stamp duty. It is against the law, and it weakens your own proof of what you paid.
- A promise that the land will “surely” rise in value to justify stretching. Nobody can promise a price or a return.

Questions · अक्सर पूछे सवाल
The land I like costs more than I have. What can I do?
Ask whether the seller will sell you part of it; buy it with family or friends; look at a smaller holding or a parcel set back from the main road nearby; or plan to pay over time only against a written agreement. We can ask sellers and search for you.
Can I buy only part of a parcel to stay within budget?
Often, yes — if the seller agrees and the holding can be divided under the rules that apply to it. Your part is measured, registered in your name and mutated on its own. We ask the seller for you.
Is paying in instalments to the seller safe?
Only on paper. Use a written agreement prepared by your advocate, pay through the bank, and know what happens if a payment is late. The land becomes yours only by a registered sale deed — an agreement to sell does not make you the owner.
Does AgriZameen arrange loans?
No. Some banks lend to buy agricultural land, usually to farmers, on their own terms. Ask your bank what it offers.
What should I never do to stretch the budget?
Pay a large token before the record is read, put money into a stranger’s pool, keep land in someone else’s name, borrow from a moneylender at high interest, or write a lower price on the deed to pay less stamp duty.
