Where the road is reported to run
By Patrika’s reports of 6 November 2025 and 20 April 2026, the road starts from NH-58 at Beawar and ends at NH-21 at Bharatpur, passing Masuda, Bandanwara, Bhinai, Nagola, Kekri, Phagi, Madhorajpura, Todaraisingh, Niwai, Lalsot, Nirjharna and Gangapur City. The districts named are Ajmer, Jaipur, Tonk, Dausa and Sawai Madhopur.
- A list of towns is not an alignment. “Via Phagi” says nothing about which fields the road crosses. Only the acquisition papers for a village do.
- The route was challenged in June 2026. Villagers in Lalsot sub-division asked for it to be moved away from two dams at Binori (Patrika, 16 June 2026). A memorandum is not a decision, and we have found no report of a change since.
- No distance from our belt. None of the places named is in the Phulera–Sambhar–Naraina–Rupangarh belt we cover. We give no distance from the belt, or from any village in it, to this road: there is no official alignment map to measure on.
The figures, and where they disagree
- Length. 342 km in NBMCW (3 September 2025), in Patrika’s reports of 27 October and 6 November 2025 and 20 April 2026, and as RSRDC’s “tentative length” in Indian Infrastructure (6 July 2026). Patrika’s Dausa report of 24 April 2026 gives 324 km in its summary and 342 km in its text. Patrika on 28 November 2025 reported a shorter road, from Bharatpur only to near Bagru, at 270 km; its April 2026 reports again give 342 km and a route that starts at Beawar. We have not seen an official document that settles it.
- Cost. Patrika gives ₹14,010 crore (6 November 2025) and ₹14,000 crore (20 and 24 April 2026), without saying what the figure covers. Indian Infrastructure (6 July 2026) gives RSRDC’s indicative civil cost as Rs 83.39 billion. We do not reconcile them.
- The land-acquisition loan. NBMCW (25 May 2026) reports ₹4,938 crore approved at RSRDC’s 131st board meeting; Indian Infrastructure (6 July 2026) reports Rs 43.98 billion, which is ₹4,398 crore written in crore. Both say the loan covers the Kotputli–Kishangarh and Beawar–Bharatpur expressways together, and neither splits it between them. The two figures do not agree, and we have not seen RSRDC’s own record of the decision.
- Land. 3,175 hectares for the whole road (Patrika, 6 November 2025 and 20 and 24 April 2026). About 400 hectares in 24 villages of Phagi and Madhorajpura tehsils are likely to be acquired (Patrika, 6 November 2025), and the road is proposed to pass through 260 hectares in 28 villages of Lalsot sub-division (Patrika, 24 April 2026). Land in 18 villages of Niwai sub-division is to be acquired, with no area given (Patrika, 27 October 2025).
We add no total of our own. For a holding near the route, the length, the cost and the loan matter less than one question: is the village, and the khasra, in the acquisition papers?
Land acquisition, and the bar on sale
The reports name the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 for the acquisition, and the Rajasthan Rules of 2016 for the hearings (Patrika, 20 April 2026). Patrika wrote on 20 April 2026 that “the land acquisition process is currently underway”, and the RSRDC loan approvals reported in May and July 2026 are for land acquisition.
District administrations have stopped dealings in the villages earmarked for the road, as Patrika reported them:
- Tonk. In 18 villages of the Niwai area, the District Collector barred sale, purchase, registration, change of land use and new development of the affected land, and told the SDO, the tehsildar and the deputy registrar of Niwai to enforce it (Patrika, 27 October 2025).
- Jaipur. In 24 villages of Phagi and Madhorajpura tehsils, the District Collector wrote that conversion, sale and purchase should not be permitted (Patrika, 6 November 2025).
- Dausa. In the affected villages of Lalsot and Nirjharna tehsils, conversion, sale, purchase and development had been restricted for about six months, and an October letter from the ADM said they should not be permitted (Patrika, 24 April 2026).
- Sawai Madhopur. The administration had prohibited land-use change, sale, purchase and development in the villages earmarked for construction (Patrika, 20 April 2026).
None of these reports says when the restrictions end. Patrika’s Tonk report of 27 October 2025 also said, citing sources, that a preliminary notification had been issued; we have not seen it. Once a preliminary notification under section 11 of the 2013 Act is published, section 11(4) bars any transaction in the notified land, or any encumbrance on it, until the proceedings are complete, unless the Collector grants an exemption in writing. Our note on the 2013 Act’s bar on transactions explains the stages.
The public hearings
Under the 2013 Act the state carries out a Social Impact Assessment, in consultation with the panchayat, before it acquires land (section 4), and holds a public hearing in the affected area as part of it (section 5). Patrika reported two sets of hearings scheduled before acquisition:
- Sawai Madhopur. Affected villages on 4, 5 and 6 May 2026, starting in Wazirpur tehsil, for the Social Impact Assessment, as announced by the land acquisition officer and the SDO of Wazirpur (Patrika, 20 April 2026).
- Dausa. Villages of Lalsot and Nirjharna tehsils on 25, 28, 29 and 30 May 2026 (Patrika, 24 April 2026).
We have not found a report that says whether these hearings were held, or what they recorded. A News24 report of 19 September 2026 says a public hearing for the project was held in July 2026, without saying where or of what kind; we have not been able to confirm it. If your village was on a hearing list, ask the land acquisition officer or the SDO for the assessment report for it.
Before you buy near the alignment
- Ask whether the village is on the earmarked list. The orders went to the SDMs, the tehsildars and, in Tonk, the deputy registrar. Ask the tehsil office for the list for your tehsil, in writing if you can. A village list in a newspaper or a broker’s message is not the official list.
- If it is, stop before paying anything. Where sale, registration or conversion is barred, an agreement to sell or a token payment for that land is a risk to you, whatever the seller says.
- Ask whether a notification names the village, and read its khasra list. A preliminary notification under section 11 of the 2013 Act lists the land; after it, no transaction is allowed without the Collector’s exemption.
- Read the jamabandi and ask the sub-registrar. Look for any entry about acquisition proceedings, and ask whether registrations in the village are on hold.
- Do not rely on the length or a list of towns. Patrika has given 270 km (28 November 2025) and 342 km (20 April 2026) for this road, and the route was challenged in June 2026. Only the papers for a village show whether a field is in it.
- Agricultural land stays agricultural. A road nearby changes nothing in the record; any other use needs conversion — see the Section 90-A guide.
- Verify, and take advice. Confirm everything on the official records and at the tehsil, and consult a licensed advocate before you sign or pay.
The rest of the programme
The approval and the land-acquisition loan cover this road and the Kotputli–Kishangarh expressway together. For that road, the other corridors, and what each stage — announced, DPR, approved, acquiring, building — means for land along an alignment, read Rajasthan’s greenfield expressways: what is approved, what is actually moving. The Thar Expressway note covers Jaipur–Phalodi.

Questions ·
Is the Beawar–Bharatpur expressway approved?
Yes, as reported. NBMCW wrote on 3 September 2025 that the Chief Minister had approved its construction, and RSRDC has since approved loan funding for land acquisition (NBMCW, 25 May 2026; Indian Infrastructure, 6 July 2026). We have not found a report of a construction tender.
How long is the Beawar–Bharatpur expressway?
Most reports, and the tentative RSRDC figure reported on 6 July 2026, say 342 km. Patrika reported 270 km on 28 November 2025, for a road from Bharatpur only to near Bagru, and printed 324 km in one summary on 24 April 2026. Until an official alignment is published, treat the length as reported, not settled.
Which districts and places does it pass through?
Patrika reported the route from NH-58 at Beawar to NH-21 at Bharatpur through Ajmer, Jaipur, Tonk, Dausa and Sawai Madhopur districts, naming places including Masuda, Bandanwara, Bhinai, Kekri, Phagi, Todaraisingh, Niwai, Lalsot, Nirjharna and Gangapur City (20 April 2026). A list of towns is not an alignment: the acquisition papers for a village decide.
Can I buy land in a village earmarked for the expressway?
Patrika has reported district orders in Tonk, Jaipur, Dausa and Sawai Madhopur barring sale, purchase and land-use change in the villages earmarked for it. Ask the tehsil whether your village is on the list before you pay anything. After a preliminary notification under section 11 of the 2013 Act, no transaction in the notified land is allowed without the Collector’s exemption.
Is the expressway near the Phulera–Sambhar belt?
None of the places named in the reports is in the Phulera–Sambhar–Naraina–Rupangarh belt we cover. We give no distance from the belt to the road, because there is no official alignment map to measure on.
