The belt, and the district it belongs to
West of Jaipur city, along the Ajmer road and the rail lines to Phulera, lies the part of Jaipur district we know best: Phulera, Sambhar, Dudu, Jobner and Naraina. For a year and a half some of it was a different district. Dudu district was created in 2023 and dissolved on 28 December 2024; its area and Jaipur Rural were merged back into Jaipur district, whose tehsils now include Phulera, Dudu, Jobner and Mauzamabad. Papers from 2023–24 may name Dudu or Jaipur Rural district; the land has not moved.
Phulera: the freight corridor is finished
The Western Dedicated Freight Corridor, which DFCCIL describes as running from JNPT to Dadri via Phulera, was completed on 31 March 2026. On its Rewari–Madar section the freight station is New Phulera, a junction station. Our longer write-up is Phulera Junction and the DFC.
The expressway: land acquisition across five tehsils
The Kotputli–Kishangarh greenfield expressway is in land acquisition. The final social impact assessment for Jaipur district, reported in August 2026, gave 95.4 km of its 209.5 km inside the district and named 50 affected villages in Chomu, Kishangarh-Renwal, Jobner, Phulera and Dudu tehsils. Earlier reports gave the total as about 181 km. Farmers and the government had not reached agreement by late August 2026. Before buying anywhere in those tehsils, find out whether the holding is inside the alignment: land there is acquired, not sold.
The JDA reached into Jobner, Dudu and Phulera
The October 2025 expansion of the Jaipur Development Authority area added 679 villages. Reports at the time counted 43 from Jobner, 6 from Dudu and 4 from Phulera. A revised notification in July 2026 added three more in Phulera, seven in Jobner (removing one) and one in Mauzamabad. The High Court has stopped construction in the expanded area while the case is heard. Inclusion in a development authority brings a master plan; it does not convert a holding, and until that plan exists the answer to “what may be built here” is not yet written.
Sambhar: a Ramsar wetland
Sambhar Lake was designated a Ramsar site on 23 March 1990. A draft notification under the Wetlands (Conservation and Management) Rules, 2017, dated 19 December 2023, proposes a 19,600 ha wetland and a 20,609.96 ha zone of influence across Nawa, Roopangarh and Sambhar tehsils. We found no final notification. Read the Sambhar wetland caution before planning anything near the lake.
Industrial areas
RIICO’s list of unit offices names existing industrial areas at Dudu and at Phulera. We found no new industrial area sanctioned in these tehsils in 2025–26.
NH-48
The 89.785 km Jaipur–Kishangarh stretch of NH-48, which carries the belt’s road traffic to Ajmer, was approved for an upgrade in February 2026 at ₹910.90 crore; nine bids were reported in March 2026.
What none of this means
A project nearby does not change what a holding is recorded as. Agricultural land beside a corridor is still agricultural land; any other use needs conversion under Section 90-A of the Rajasthan Land Revenue Act, 1956, and only where the master plan allows it. A project can also take land: a holding inside a notified alignment is acquired, not sold. AgriZameen does not tell you what land is worth and promises no price and no return. Is Phulera in Jaipur district?

Can I build on land near Sambhar Lake?
Check before you plan anything. Sambhar Lake has been a Ramsar site since 1990, and a draft wetland notification of December 2023 proposes a wetland area and a wider zone of influence that includes Sambhar tehsil. What it permits depends on the final notification.
