How AgriZameen makes buying farmland in Rajasthan simpler — and what it will never doAgriZameen ज़मीन ख़रीदना आसान कैसे बनाता है

A land purchase is a stack of papers, a village you may not know and a seller you have never met. Here is what we changed about each of those, in plain words.

Why buying farmland is hard

A farmland purchase in Rajasthan means reading a jamabandi, a map and a mutation trail, in a village you may not know, from a seller you have never met, with prices quoted in a unit that changes between districts. Most of the mistakes people make are not about the price. They are about the papers. AgriZameen exists to make that part simpler, without pretending it away.

What we changed

Listing land on AgriZameen — what happens
  1. Send or fillOne jamabandi on WhatsApp, or the seller form.
  2. We checkA person matches your paper to the official record.
  3. It goes liveIts own page, found by search engines.
  4. Screened enquiriesBuyers reach our team first; your number stays private.
  5. SaleListing is free; commission only when a sale completes.

Every listing is a real page. Each parcel has its own address, /listing/AZ-…/, with its village, tehsil, district, area and land type, found by search engines the day it is published. Area pages under /buy-land/ gather everything on sale in a state, district or tehsil, and are counted from the listings themselves, never typed.

Private things stay private. Khasra and khata numbers, the owner’s name, the seller’s phone number, the seller’s lowest price and the exact coordinates never appear on a public page. They are stored apart from the listing, where the public page does not read at all. A buyer sees the village and the approximate area; the team sees the record.

On the public listing

  • Village, tehsil and district
  • Area and land type
  • Price — if the seller chose to show it
  • Approximate area on a map, never the exact point
  • Photos of the land

Never published

  • Khasra and khata numbers
  • The owner’s name
  • The seller’s phone number
  • The seller’s lowest price
  • Exact coordinates
  • ID documents — deleted once verified

The private side is stored apart from the listing. The public page does not read from it at all.

A person checks. Documents are read by software to suggest values; a person checks them against the official portal and records what they found, with their name and the date. A listing says which checks have been done and which have not. Nothing is called verified that has not been.

Enquiries are screened. A buyer’s enquiry comes to the AgriZameen team, which asks about budget, purpose and timeline before calling both sides. Sellers are not handed to strangers.

Listing is free. A seller can send one jamabandi on WhatsApp and have the listing built for them, or use the seller account themselves. Commission is due only when a sale completes.

Your language. The seller account shows Hindi or English — the one you choose when you start a listing — and the Seller Guide is written in both (हिन्दी में). The record fields follow your state: the form asks for a khasra in Rajasthan and uses each state’s own term where the national glossary gives one.

Free tools. The land unit converter puts bigha, biswa, acre and hectare into one unit before you compare prices. The land documents guide explains every column of a jamabandi. The buying checklist puts the checks in order. The AgriZameen Academy explains the terms.

Buying agricultural land — five checks, in this order

  3. Match the mapThe khasra on Bhu-Naksha, and a recorded approach road.

  5. Verify, then registerAt the tehsil, with an advocate — before any payment.

What we will never do

Before any purchase, verify the record on the official portal and at the tehsil, and consult an advocate. AgriZameen is an aid to that, not a replacement for it.

Questions we are asked about this

Does AgriZameen verify every listing?

Every listing says what has been checked and when. A listing starts as seller-declared; the team checks the record against the official portal and marks what it checked, with a date. “Verified” on AgriZameen is a dated statement by a person, never a guarantee.

Is AgriZameen a government website?

No. AgriZameen is an independent private platform run by Vision Global Ventures LLP. It is not a government body and is not affiliated with any land-records department.

What does it cost to list land?

Listing is free. AgriZameen is paid a commission only when a sale actually completes.

Will AgriZameen tell me the land will go up in value?

No. We do not forecast prices or promise returns. We show what the record says and what to check, and the decision is yours.
