You have a client in Delhi, Mumbai, Ahmedabad or Jaipur who wants agricultural land in Rajasthan, and you do not work that ground. Finding a parcel, reading its papers and walking it all need someone local, and a client who flies in to see land that turns out to have a problem with its record does not come back. What we can do for your client
- Find land that fits the brief. We look through the land listed with us in the belt and send you what fits: each parcel with its own page, a one-page PDF and a share link you can forward. If nothing fits, we say so rather than stretch a listing to fit.
- Read the papers before anyone travels. The record is read against the official portals — Apna Khata for the jamabandi, Bhu-Naksha for the map, e-Panjiyan for registrations. “Verified” on our pages is a dated statement of what we read and when, never a guarantee.
- Check the village is the village. A listing’s village is matched to the government’s village directory (LGD), so the name your client hears is the name on the record.
- Show the land. Our team arranges the site visit, and speaks to both the buyer and the seller, so nobody is left guessing who they are talking to.
- Say no in writing. A mortgage entry (रहननामा), a missing mutation or a category bar is reported as a stop, with reasons — not quietly repriced.
- Explain what the deal needs. Which documents matter, what conversion involves, and when to bring in an advocate. For certified copies there is the Document Desk, priced before you order; for title opinions and disputes, legal help.
What your client will not see on a public page, and neither will anyone else: khasra and khata numbers, the owner’s name, the seller’s phone, the price floor and the exact coordinates — not on the page, and not in the PDF.
What your client should know before the first call
- Who can buy. Rajasthan is among the states where a non-agriculturist can generally buy agricultural land; ceiling limits and conditions still apply. Start with who can buy, and the due-diligence checklist.
- NRIs and OCIs cannot buy agricultural land. FEMA bars it anywhere in India — see the NRI desk for what they can do.
- SC/ST land. In Rajasthan, Section 42 of the Tenancy Act makes most sales of khatedari land by a Scheduled Caste or Scheduled Tribe khatedar to someone outside that category void. Read what the law allows.
- Use needs permission. A farmhouse, a resort, a warehouse or a colony on farmland needs conversion. New rural rules are reported from 2 November 2026 — what is reported, and what is not. For a factory or warehouse, compare a RIICO plot and converted farmland.
- Price on today’s use. Land is valued on what it can be used for now, on paper — not on a use a seller says it will get.
How to start

You do not need to give us your client’s name or number to start. We come back to you with what fits, or tell you that nothing does. Tell us at the outset whether you want to stay the point of contact, and we keep to it.
How it stays straight
- Your client is yours. Your arrangement with your client is between you and your client.
- Our terms in writing. Any fee for AgriZameen’s own work on a deal is agreed in writing before that work starts. Listing land with us costs the landowner nothing.
- No cash-only deals. Payments through the bank, conflicts disclosed, a written instrument.
- No promises about returns. Land is market-linked; nothing we send is a forecast.

Questions
Do I have to sign up, or give AgriZameen my client’s details?
No. Send the requirement on WhatsApp: the use, the area, the budget range, the timeline and the area of interest if there is one. We work from the brief, and your client’s name and number are not needed to start.
Can my NRI client buy agricultural land through AgriZameen?
No. Under FEMA, NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses anywhere in India, whoever is selling. They can inherit it, and they can buy land that has been lawfully converted to non-agricultural use. Our NRI desk sets out what is allowed.
Does AgriZameen guarantee the title of the land it shows?
No. “Verified” on our pages is a dated statement: our team read the record against the official portal on that date. It is not a guarantee. Get certified copies and an advocate’s opinion before your client pays anything.
Can AgriZameen get land converted for my client?
No. Conversion is decided by the revenue authorities, not by us; from 2 November 2026, news reports say, rural applications go online and the Sub-Divisional Officer decides. We explain the route and what to check, and we never sell land on a promise that it can be converted.
