What it is · यह क्या है
For one khasra, our document writers obtain certified copies of the records below, on your behalf. We put them side by side and write a short note, in plain Hindi and English, on what they say — who the recorded owners are, how the ownership reached them through mutation entries, what the latest crop and possession entry says — and where the papers disagree with each other or with what you were told. You receive the copies and the note in My orders.
What we check · हम क्या देखते हैं
- The current jamabandi (record of rights) for the khata that holds the khasra.
- The mutation (namantaran) entries we can obtain for that khasra — how the names changed.
- The latest khasra girdawari — the crop and possession entry.
- The village map trace showing the khasra.
- Whether the names, shares and area agree across these papers, and with the seller’s name and area you give us.
What we don’t · हम क्या नहीं देखते
- Court cases, stay orders or disputes pending anywhere.
- Registered deeds, mortgages or loans at the sub-registrar or with banks.
- A survey of the boundary on the ground.
- Whether the land may be converted or built on, beyond what the record itself shows.
- A legal opinion on title. This report is not one, and it is not a guarantee.

The report reflects the copies on the day they were issued. Records change. Take the report and the copies to a lawyer before you pay anyone, and check the items in “What we don’t” separately.
