A cadastral map tells you the shape of a plot but not its dimensions. The record tells you the area but not which side is which. The Land Toolkit joins the two: give it the map image and the area from the record, and it works out the scale, then the sides.

Plot scaling from a cadastral map
Upload a map image — a Bhu-Naksha screenshot, a scanned sheet, a photo of the tracing. Auto-pick finds the plot outline with one tap; Corners lets you place every boundary point yourself where the image is faint or the plot is unusual. Then enter the total area from the record, choosing the unit it is written in: hectare, square metre, square foot, acre, or Rajasthan pucca (27,225 ft²) and kachha (17,424 ft²) bigha, or a custom value.
From that the toolkit computes the scale and returns the side lengths, perimeter and the area restated in acres and bighas. You can also calibrate against a known length, measure a distance across the map, or mark a block inside the plot and save it — useful when a share of a parcel is being carved out.
Reading a land document
The documents screen takes any Indian land or property paper — deeds, ownership records, plot maps, agreements, approvals, receipts — as PDF, JPG, PNG or a ZIP of a whole file, one plot at a time. You can upload or scan live with the camera. It returns a plain-language summary, and the summary language can be set to English, Hindi, Marwari, Punjabi, Gujarati, Marathi, Bengali, Tamil, Telugu, Kannada or Odia. There is a sample analysis you can open offline to see what the output looks like before you hand over anything of your own.
The result can also be turned into a listing draft, which saves retyping the details if you intend to list the land with us.
Export and share
The measured map exports as a PNG, the workings as a report PDF, and either can be shared from your own phone.
Who it is for
- Buyers checking whether the shape on the map matches the plot they walked.
- Sellers who have a map and an area but no dimensions to quote.
- Anyone dividing a plot, marking the block that will be sold.
- People holding papers they cannot read, wanting a summary in their own language before they take it to a lawyer.
What it does not replace
A scaled map is not a survey and a document summary is not legal advice. Boundaries are settled by the revenue record and, where it comes to that, by a licensed surveyor. Read the record itself first — our guide to land documents and the state-wise portal directory show you where.
