The hardest part of checking a plot is often finding the right website. Every state runs its own land-records system under a different name, the registration department is usually a separate site again, and a search engine will happily hand you a copycat page with an advertisement where the download button should be. What the directory covers
For a state, the guide points at the portals that matter in a land transaction: land records, registration, stamp verification, patta and house tax. Alongside the state list are the national services people are most often sent looking for:
- Verify Stamp Paper (SHCIL) — the Government of India authority for checking whether an e-stamp is genuine.
- DigiLocker — issued land and identity documents kept in one verified wallet.
- NGDRS — the national deed-registration system used by many states.
- National Land Records (DILRMP) — the Government of India land-records modernisation dashboard.
- Bhu-Aadhaar (ULPIN) — the 14-digit unique land identifier, with the state's rollout status.
- AgriStack Farmer ID — the Aadhaar-linked farmer identity tied to your land.
- SVAMITVA property cards — drone-survey ownership cards for village abadi land, issued through the Gram Panchayat.
The stamp-duty and registration calculator
Pick a state, enter the property value you are working with, and the calculator breaks out stamp duty, labour cess and the registration fee, with the total. Buyer category is part of the calculation, because duty is not the same for every buyer in every state.
Why a directory instead of a copy
We do not mirror government records, and we do not want to. A copy goes stale, cannot be signed, and is worth nothing at a registry counter. Sending you to the source means what you download is the real thing.
