Why a checklist, and not a verdict
Land offers arrive as brochures, WhatsApp forwards and sales calls. Most of them tell you the good parts well: the view, the road, the future. What decides whether you should pay is usually in the parts they do not mention — whose name goes on the record, where your money sits, and how you get out.
We built Offer Check to make those gaps visible. You tick what the offer actually tells you. The page lists the questions it leaves open, ready to print or to ask. It does not tell you whether to buy, and it does not name, rate or judge any company.

The fifteen questions, in eight groups
- Identity — the seller’s legal name, a registration number you can look up, an office you can visit, a named person responsible.
- The land — village, tehsil and district; khasra numbers and area; agricultural or converted, with the order.
- Title — whose name goes on the deed and the record after you pay; a current jamabandi; the mutation history.
- Money — the full price and every charge in writing; whose bank account receives it.
- Returns — if income is mentioned, how it is worked out, who pays it, where it is written; whether past results are audited.
- Exit — how and when you can sell, and who buys your share.
- Control — who decides what happens to the land.
- Documents — the agreement given to you before any payment.
Your text stays with you
There is an optional box to paste the offer’s text. It highlights words that usually deserve a closer look — “guaranteed”, “assured”, “returns”, “pooled”, “managed” — to help you tick. That happens inside your browser. Nothing you paste or tick is sent to AgriZameen or anyone else, and the WhatsApp share button carries only the count and the page link.
What to do with the result

Does Offer Check send what I paste to AgriZameen?
No. Everything you tick or paste stays in your browser. The page has no code that sends it anywhere.
Does a high count mean the offer is fake?
No. It means the offer leaves those questions open. Ask them, and ask for the answers in writing.
Does Offer Check name or rate companies?
No. It never names, rates or judges any company. It only helps you see what to ask.
