Land in India is not hard because land is hard. It is hard because the paper is hard — a jamabandi nobody reads, a bigha that means one thing in Jaipur and another in Bharatpur, a khasra map on a portal that expects you to already know your village code. AgriZameen is an attempt to take each of those obstacles and turn it into something a farmer, a first-time buyer or a builder can do from a phone, free, in either language.

This is a plain description of what we built and how it works — including the parts we deliberately did not automate, and why.

Six free tools, before anyone asks you for anything

Everything below is free, needs no signup, and runs in a browser as well as on Android. All six are on Google Play under AgriZameen, and every one of them also has a web version you can use right now without installing anything.

Behind them sits AgriZameen Academy — a seven-level course and a bilingual encyclopaedia of land terms, free, no enrolment. A buyer who can read a jamabandi is a safer counterparty than one who cannot, for everybody in the transaction including the seller.

What happens when you list land — and what a machine is allowed to do

This is where most portals say "automatic verification". We are going to describe ours precisely, because the precise version is the reason to trust it.

  1. You upload the jamabandi. The PDF nakal is read, and the khasra number, khata, area and village line are pulled out of it — as suggestions, on a card, with a button beside each. Nothing is filled into your listing until you tap it. A parser is good at finding a number and bad at knowing whether it is the right one, so a parser may fill a field and only a person may save it.
  2. You paste the Google Maps link. Stand on the plot, share the place, paste it. State, district, tehsil and village fill from the link when the place name and the pincode agree with the government directory. Where they disagree, the form says so and fills only what it can prove. A dropped pin with no name still fills district and tehsil from the pincode you typed.
  3. The record and the pin are checked against each other. If both are present, a card tells you whether they resolve to the same village — match, partial or mismatch. A mismatch means the nakal and the pin point at different places, and one of them is the wrong paper or the wrong spot. Nothing is chosen for you. This is the check that catches a plot being listed from the wrong document before it ever reaches a buyer.
  4. Our team produces the listing. They read the record, redact what must never be public, trace the plot, and publish. Redaction and plot tracing are not left to the seller.
What "verified" means on this site, exactly. It means our team read the documents against the official portal record on the date printed, and the parcel matched on that date. It is not a government certification, not a title guarantee and not legal advice. We say the date because a verification without a date is a claim without a shelf life. The platform never queries a government portal automatically: it builds the link, a person opens it, and what they found is recorded with their name and the date.

Fields that are never published — by construction, not by a setting

Khasra number, khata number, the owner's name, the seller's price floor, the exact coordinates, the seller's phone number, and the buyer's name, budget and message. These are not hidden behind a toggle that somebody could switch. They are held apart from everything the public page is built from, so no setting and no mistake can turn them on. Identity documents are deleted from the server once a seller is verified; only the record that it happened survives.

Cost to the landowner: nothing. No listing fee, no charge for the page, the PDF, the QR or the record read. Commission is agreed in writing and is payable only on a completed sale. We have never charged a farmer to register land and do not intend to.

One call, or one WhatsApp

Buyer to seller, direct — from one family to a corporate mandate

Enquiries reach our team, are scored and routed, and both sides are called. Nobody is left guessing who they are talking to and there is no invisible layer taking a cut in the middle. The same platform runs from a single family selling one field through to written mandates for builders and colonisers, industrial and warehousing, solar and BESS and resort and hospitality land — contiguous blocks assembled from the record rather than from hearsay.

Why the ground work matters more than the software

None of the above was designed in an office. It came out of years of sitting in tehsil offices and standing in fields.

Software cannot substitute for that. What software can do is take what was learned the slow way and hand it to somebody else in thirty seconds — which is what a converter, a records hub and a jamabandi reader actually are.

What this adds up to

A landowner in a village west of Jaipur can now measure his field on a phone, read what a bigha means in his own tehsil, reach his state's record portal in one tap, and put his land in front of buyers across the country with a page, a PDF and a QR code — for nothing, in Hindi, with one WhatsApp message. A buyer can compare parcels on normalised units, see what was checked and on what date, and reach the seller through a team that has called both sides.

That is a small contribution to a large problem. It is not a promise of returns, and no page on this site will ever make one. It is the paper, made readable.

Are the AgriZameen apps really free?

Yes. Six apps, no signup, no charge, no ads. They work in a browser and on Android. Listing land is also free — commission is payable only on a completed sale, and never by the landowner for listing.

Does AgriZameen verify land records automatically?

No, and we would not want to. Documents are read by software to suggest values, and a person on our team checks them against the official portal and records what they found with their name and the date. The platform never queries a government portal by itself. Automatic reading plus a human decision is the design, not a limitation of it.

What languages do the apps support?

Hindi and English throughout the platform. The Land Records Hub carries thirteen Indian languages.

Will my khasra number or phone number appear on the internet?

No. Khasra, khata, owner name, price floor, exact coordinates and your phone number are structurally absent from every public page and every shared PDF. A buyer contacts the team, not you.

I cannot fill an online form. Can I still list my land?

Yes. Send a WhatsApp message to +91 92502 13833 with the village, the area and what you want to do. The team builds the listing and reads the papers back to you before anything is published.

Can a buyer anywhere in India find my land?

Your listing gets a public page, a PDF, a share link and a QR code, and it is indexed. Whether a particular buyer finds it depends on what they search for and how many people are looking in your belt — we will not promise you an audience we cannot count.
