It is the most common question we are asked, in almost identical words: if I buy this land, can I build a farmhouse on it? The honest answer has three parts, and only one of them is the part people want to hear.

What most people mean by “farmhouse” is a house — bedrooms, a kitchen, a boundary wall, somewhere to spend weekends. What the revenue system means by a structure on agricultural land is something considerably narrower: a building that serves the farming of that land.
The distance between those two meanings is where the trouble lives.

Land in the revenue record has a purpose attached to it. Agricultural land is recorded, taxed and regulated as agricultural. Using it for a different purpose — residence, commerce, industry, a resort, a farm-stay business — is a change of use, and a change of use generally requires permission.

Structures that a working farm plausibly needs, in proportion to the land: a store for seed and fertiliser, a room over the borewell, shelter for a caretaker or for animals, a fenced compound. The test that matters in practice is whether the structure serves the agriculture or the agriculture is a cover for the structure.

A house that is plainly a house. Multiple bedrooms, formal reception, landscaped garden, no farming happening. Nobody is fooled by a token row of trees.
Running a business. Paying guests, weddings, events. That is commercial use of agricultural land, with its own consequences.
Plotting and selling. Cutting agricultural land into small residential plots without going through the proper development route is where buyers of those plots get badly hurt — and it is a recurring pattern on the fringes of every growing Indian city.
Building on land you have not verified. Constructing on land whose title, access or land type you never checked converts a records problem into a concrete problem.

Then treat it as a project with its own cost, timeline and uncertainty — not as a formality that happens after possession. Conversion involves an application, charges assessed on the land and its intended use, and the possibility of refusal. Location matters enormously: proximity to a highway, inclusion in a master plan, and the zone the land sits in all shape whether conversion is realistic.
