Agricultural land in Rajasthan attracts everyone — farmers expanding holdings, families building a future farmhouse, investors banking on growth corridors. The state is also friendlier to buyers than most: you generally do not need to be a farmer to buy agricultural land in Rajasthan, unlike several states that restrict such purchases.   1. Agreement to sell: record the price, the area in two units (local + sq m), khasra numbers, payment schedule and possession date. A surveyor's measurement certificate strengthens the agreement.
  2. Budget the true cost: stamp duty (on the higher of sale price or DLC value) + registration fee + incidentals. Women buyers get a concessional stamp rate on sole ownership.
  3. Registry at the SRO: the sale deed is executed and registered at the Sub-Registrar Office with both parties, witnesses, photographs and biometrics; Rajasthan's e-Panjiyan system handles valuation and duty digitally.

The step most buyers forget: mutation सबसे ज़रूरी आखिरी स्टेप: नामांतरण

Registration transfers title, but the revenue record still shows the old owner until mutation (नामांतरण) is done. Apply on the Apna Khata portal ("Namantaran ke liye apply karein") or via e-Mitra with your sale deed, ID and jamabandi copy; the patwari and tehsildar verify, and on approval the jamabandi is updated in your name. Until then, you may face hurdles in loans, electricity connections, government schemes and any future sale. Verify the updated jamabandi yourself — the file is closed only when your name appears in the record.

Can a non-farmer buy agricultural land in Rajasthan?

Yes — Rajasthan is among the states where non-agriculturists can generally purchase agricultural land, unlike some states that restrict purchases to farmers. Ceiling limits and specific conditions still apply, so verify the current rules for your situation before buying.

Can an NRI buy agricultural land in Rajasthan?
